    In that he influenced the market. Everyone who bought over this period influenced the market and therefore they were instrumental in the market picking up.

    Even if thats true (and lets face it, does anyone have a clue any more?), you didn't join HPC at peak, you joined in dec 05. Peak is pretty irrelevant. 5 years of rent is very relevant.
