Full re-wire.. 3 bed house

Hello,

My house needs a full rewire.. its and old victorian and ive had a quote for £4000.00 and then lighting on top. Does this sound about right? The quote i recieved just said re-wire but did not mention all the bits i wanted done in each room.. i specified how many plug points , features etc..

We are saving to get this done and will look to move out when it does go ahead for just over a week..

Any advice?

    Seems expensive, certainly more than I'd be charging here in Yorkshire - £1800-£3000 (tops) depending on variables (access etc.), where are you located?

    You can see how much it varies by location and whether house is empty, floor boards can left up each night, chases need plastering etc. etc. Too many variables to give an accurate price without actually seeing the job.

    zax47 link is a good one - it really depends upon your property, specification etc and is it a FULL re-wire or will certain components (circuit breakers/fuse board etc) be retained. Who is going to make good (plaster/decoration etc) or is exposed conduit etc being used. You should get more than one quote and look for recommendations. I'm in the trade so PM me if you want - depends upon where you are if I know anyone but price sounds a bit on the steep side to me but you have/there are so many 'unknowns'.
    Edit > Should have said you should not need to move out particularly if this means an expence.

    I always found it much easier to wire a house if the occupants were not in it. I usually managed to get them to move out at least for a few days. It is a bit of a pain having to maintain an electrical service for them. Especially in the winter, when they would need some heating as well. Their presence always seemed to complicate things and slow up the work.
    I can afford anything that I want.
    Just so long as I don't want much.

    Thanks for all your replies, its a complete re-wire with fuse box.. everything chased in.. we were going to put all our household goods in storage as my partner will be taking the ceilings down aswell (lots of dust) The floor boards will then be able to be left up.. we were going to stay in a cheap hotel for a week and a half as we will have a small baby of 6-7 months and a 5 year old.
    My partner is a plasterer and wanted to do the filling as he wants to get it right so the plaster is level... does seem alot, and didnt really like the quote without the breakdown of what i had wanted in each room. Plus he was very vague on the fittings and said we could sort that out at 2nd stage..
    Ive had some other quotes but the electritians have been talking about rewire in trunken.. not something i would want.. so ive avoided them...

  • Hi, we recently paid £2000 CASH for a full rewire in our run down 3 bed 1930s house.

    We had 21 sockets, all new lights & switches, new fuseboard, 2 x outside lights, bonding & earth to boiler & certificate confirming all up to standards etc. Had all wiring chased out but no plastering/filling. He used the cheap plastic switches & sockets, we will replace with chrome once decorated.

    We live in the house (currently renovating it) but there's hardly any furniture and no flooring down so easy to get boards up. We also stayed out the way and let him come & go when it suited him. Some days he stayed until around 7pm. It took 1 week.

    We are based in the Midlands but he travels all over the Country if you want me to PM his number?

    I would certainly get a few more quotes, I usualluy get around 3 quotes and ask for references/recommendations. We were quoted £2500 by 2 other local electricians.

    Hello123 figure seems more in line with I would expect. Whether you decide to move out for a while obviously up to you. Would have thought you could clear stuff out of a couple of rooms - take down ceilings then move everything into these rooms to store whilst rest of house is 'sorted'. Agree with no trunking/conduit. If your partner is a plasterer surely he can do the chasing when taking ceilings down. I would draw up a detailed spec of how many power points etc and even mark the walls with where you want double sockets etc.If budget is tight consider buying wiring/sockets etc yourself.

    wondefull.. so glad i asked on here now :) we have so much to do on this house that that price seems alot more affordable... good idea about the moving items and then taking the ceilings down. Nothing we have is any good.. we have kept all old sofas etc until its done so will replace these in the future..

  • ...are the electrics completely off at all times.(day/night). If a complete rewire of a house is about a week say, do the electricians connect the electric after the end of each working day.?

    By all means spec what you want, but if you supply parts and there is an issue with quality of said items etc you leave things open. What I mean is that if the firm supplies all the non decorative electrical stuff then they are liable for it all- there is no wriggle room
    baldly going on...
