Offer of £250k refused so whats next??

I've read loads on here but thought I would start a new thread.
He is a couple of links to the place I want to buy.

It went on the market August 2009 @ £310K, was never reduced & sold April 10 for £285k. The buyers have now split up 18 months later & its gone on the market at £290k 2 weeks ago. We went to see it a couple of times, offer £250K & were turned down yesterday. As its only just gone on I was expecting this, they are hoping for £275k.
My wife wants me to make another offer today!I see my options are £2k for chattels, £1k to pay their solicitor fees & £2.5k to pay their EA fees. I sold with the same EA as they are marketing with.
I personally want to wait now a few months to see if its reduced to £275k and then remind them of my £250k offer. I still feel they will somehow want to get a few £k out of me.
What would you do??

Are you offering 250k because that is what you can afford, or it's truely worth that?
If my house was on the market for £285k, i'd laugh at an offer like 250 if the house had been on for only 2 weeks0 -
If it's only just gone on the market I certainly wouldn't make another offer today. They are unlikely to accept any offers below the level they are looking for until they have had a few more viewings, going back with another offer straight away puts you in a bad bargaining position.
Personally I'd wait a few weeks, then go and view again and offer 250k plus EA fees. Hopefully they won't have received any other offers/had that many viewings in the mean time and will be more open to listening to offers by that time.
Of course this all depends on this not being the house of your wifes dreams. If it is then risking losing it probably isn't the best course of action.

Id Wait it out a bit personally and Keep an eye on it.
Even if the place is not worth the asking price, thats the price they have put it on for now, and after only two weeks I think most people aren't going to want to take a huge drop on their price.
Id sit back and watch it if you want to get it for a better price potentially.0 -
have you worked out how much the pool is going to cost you to run. i take it your trying to stay under the 250k k level. all you can do is keep the offer there. but they will be suffering a big hit so they may not be able to accept such a low offer.0

I can afford alot more but it needs a new kitchen & new bathroom. Its worth £260 ish.
You may laugh now, but when its been on for 6 months reduced to £275 and its had no offers you will be waiting for a £250k offer to come in.0 -

The pool costs are not that high but it can always become a nice patio area! I will wait now till the new year.0 -
When my cousin split from her husband this year they initially put their house on at £290k. They had a pool as well.
I told her at the time that £250k was a realistic price as they 'had' to sell.
Sure enough, four months later, they accepted £250k.
I would leave your £250k 'on the table' for now and keep looking.
Personally I wouldn't consider a house with an outdoor pool.0 -
Good luck with your wait. £250k from £285k is a massive drop and you could be in for a long one. If the couple are splitting they'll each want the absolute maximum they can get for the house. You're also negotiating with 2 individuals rather than 1 couple. We bought our current house from a divorcing couple and they wouldn't give an inch on anything, although they were willing to leave a massive amount of extra fixtures and fittings including £5ks worth of fridge freezer and oven.0

We had an offer of just under £250k accepted on a house that was being sold by a divorcing couple earlier this year. The house was at that time priced at £285k and was a large (listed) renovation project that needed in excess of £100k spending on it. It had originally been marketed at £380k. Ultimately we pulled out and bought somewhere else, but some months later the price had dropped to O.I.E.O £200k and only then did it actually sell! So it can and does happen, especially in these difficult times
