Compulsory Purchase Orders...any help?

We live by a junction on the M5 which only exits Northbound and there were plans to replace the bridge over the junction starting in January for a year. They have now put these plans on hold to look into putting Southbound exits in too, which seems quite serious.

If this does happen our house will have to be compulsory purchased, does anyone know what we would be likely to receive in order to move? Is it dependent on what you fight for or is it standard? There seems to be no examples on the web which leads me to think once the deal is done you may have to keep quiet about it?

Anyone have any info or guidence on this would be helping me greatly. We love our family home and have been through thick and thin in it and would be sad to see this happen.

The most annoying thing is so far the only information we get is in the local newspaper....grrrr!!

    I assume it's up to date. Looks like it's pretty standard - market price (before devaluation caused by the works), plus moving and other costs. But I'm no expert.

    Hi, thank you. I had seen this but wanted to know if anyone had been through it, information is sparce.

    If they think I'll be moving for value plus costs they can think again! My house is quite large with an acre of garden, the reason we managed to afford this is due to how close it is to the m5, to get similar is likely to cost around £150k more and I'm not being disadvantaged, pretty sure there will be something in that somewhere!

    Really hoping to get some firsthand experience. Thanks again.

    This is all you are entitled to. So while they may think again on the amount paid, the basis on how this amount is calculated won't change.

    You will get what your house is worth, plus moving costs and disturbance. You will not get what a new home will cost - this is known as betterment and will not be paid.

    You will need a CPO specialist to act for you - fees will be paid by the acquiring authority. Get this book from your library to at least get a basic understanding of the process.

    How is it betterment when to purchase a SIMILAR house would cost around 150k more? We would be losing out with just market value as we would have to reduce house and land size and why is it we should lose out? Surely that isn't allowed either?

    We've worked damn hard to get here we are and want to know we won't be shafted.

    Also I am aware who I would need to say when any info plops through the door but in the meantime, like my original post states I wanted information, ideally from people who are or have been in my situation.

    You can't escape the fact that the value of the house is affected by the proximity of the motorway. It is going to be worth less than a similar house in an equally big plot in peaceful countryside.

    Purchasing a similar house by another motorway wouldn't cost £150k more. You're stuck with thee market value of the house you live in, not an aspirational home you would like to buy if you had more money.

    They'll pay you a nice wedge to move as well.

    I'm aware of that thanks, but you also can't escape the fact that we would be disadvantaged massively through no fault of our own.

    It's betterment not in the property but in the location. Your present property is valued £150,000 because of it's poor location (next to a motorway), you need to find a similar property again next to a motorway and the price should then be the same.
    It's someone else's fault.

    Aspirational home? What? i just want my home! If I can't have my home I'd like similar, you are basically saying I have to scour up and down the motorways to find similar at a same price? Otherwise tough I have to downsize and lose out? Doesn't seem right to me.
