.. and of course the balancing side to that is that you too don't have to pay "admin" charges plus commission to an LA. Most LAs charge both LL& T for "renewal fees" , for "drawing up tenancy agreement fees", for "breathing the air in my shiny LA office" fees, as I'm sure you know, so the direct LL/T relationship can have its upside for both parties.... I'm sure all my tenants appreciate the fact that they have a landlord to deal with and not an agent, apart from the fact that they don't have to pay uneccesary charges .....0 -

If you do you will. You can treat it as work phone turn it off ( checking as and when) and leave a message on it,.
If the phone rings at 11pm you know if it's a tenant call or your personal phone and therefore a call you really should take.
Lets face it phones are hardly needing carts to "cart" them around these days, they are hard enough to find they are so small..Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

I don't see the issue personally, I live in a property managed by an agent so only can contact them 9-5 or via e-mail, never been an issue. There is an emergency number which I would only use in an actual emergency.
There are very few jobs where you can't find a spare few minutes in the day to fire off an e-mail or make a quick phone call.

It's simple offer a 9-5 Monday to Friday service for 'normal' business non emergency issues, perhaps offering viewings at other times to suite both parties but have a system in place for emergency calls, this is how Housing Association operate and collectivley they manage about two and a half million properties in the UK, seems to work for them :-).
Oh and that LL who rushes out to Tesco for light bulbs - is that for real?0 -

I rented for some years and only called my landlords out of office hours in emergencies. I.e. blocked drains and broken water heaters. Surely everything else can wait.0

How many landlords would race round to rescue tenants from spiders?
(I did offer to go and rescue a friend from a spider once but she couldn't get to the door to let me in if I had, so we decided she'd wait until her bf got home. Poor girl has a real phobia about them.)0 -
Lesson 1: Scenario....
My current tenants are wonderful .. (aye, we'll see ...) and all have my mobile, email & address (natch!). Most neighbours of tenants have my mobile also..
I do get the very occasional 'phone call at inopportune times: Once a vandalised smashed window advised whilst I was on holiday in Malta.. Another 07:15am (iirc..) from a neighbour complaining of noisy all-night party...
Yes, irritating: But part of the downside of being a Landlord.. I'd rather get the odd annoying insensitive call in the knowledge that they can get hold of me if there's ever a urgent one.. (eg the "fountain" from the Sewer in back-garden... )
Trying to make "rules" may result in tenant making "rules" for LL/LA.. that Landlord may regret...
