You've either a) made this up b) disproved the laws of supply and demand or c) other external factors will explain periods when demand increases but prices fall.
'off the top of your head' sounds like you've gone for mainly option (a) and not considered (c). You said the facts are with you - calm down and let's see some numbers.
I think the laws of supply and demand will remain intact.
I don't want to upset you but I'm still going for house prices will be higher in 10 years - didn't realise this was so controversial.0 -

Yes, house price will be higher in 10 years time. Now what does that prove?
It is the affordability which matters. In a decade, people will have less disposable income! There will be a small increase in number of rich people with a very large increase of middle class or poor people (due to immigration, competition from India/China etc.).
House price will continue to fall in real terms (very slowly though which might make it appear as it bottomed out but the fall will be noticeable over a span of years).
Currently boom-bust cycle takes 15-18 years. In future, it will be much smaller cycle. In 10 years time, we shall see one boom (after 4-5 years) and then a bust (8-10 years). People will realize that boom-bust cycle is inevitable and they will try to squeeze every bit during boom.
Although I agree economic scenarios are very difficult to predict. But I am sure, it won't be heaven in 10 years. Things will only become worse (man won't be able to build houses in Moon or Mars in next 50 years).Happiness is buying an item and then not checking its price after a month to discover it was reduced further.0 -

Thats fine that you think house prices will rise in 10 years, I have no problem with that, thats your personal opinion and I respect it, just wish you and your not so bright side kick Joe would do the same.
But the fact is that you made the point that rising populations = rising prices and then added numerous preconditions and crystal ball gazing predictions of stuff that may or may not happen.
And here is another one for you, prices have fallen real and nominal terms since 2007, with little of your housebuilding. But I am sure in your world and ex council Joe world in a place call Little Ratchet they have been rising , but using hard data they have fallen and sre still falling... FACT0 -
