    Ok, so can I assume from this response that you now see the error of your bronze age argument?

    Of course Joe, just for you again...

    House prices have only ever gone up since man could stand on two legs.

    Is that ok Joe, you can now sleep well at night knowing your taxpayers paid ex council house is never going to go down in value, and the fact that there has been no downward trend in property prices since 2007 nominal or real.

    Do you have any kind of disability? I mean genuinely, not taking the !!!! or anything, as your responses don't seem to have any relevance to this chain of conversation. Or are you just deliberately being a bit of an idiot? If so, why?

    And here is another one for you, prices have fallen real and nominal terms since 2007, with little of your housebuilding. But I am sure in your world and ex council Joe world in a place call Little Ratchet they have been rising , but using hard data they have fallen and sre still falling... FACT

    Foxy you are struggling to get the point here....

    Here were the options (again)

    You've either a) made this up b) disproved the laws of supply and demand or c) other external factors will explain periods when demand increases but prices fall.

    Your argument is that house prices are lower now than 2007 and population has increased THEREFORE (b) the laws of supply and demand don't apply.

    Would you say that things at the moment are rather bland and unexciting in terms of world and UK economics? Could there be any external factors that might explain why house prices went down and population went up?

    There's a direct link between increased poupulation and housing demand. This is likely to lead to an increase in house prices as building is woefully behind the predicted future requirement. Prices will be underpinned by high rents which will in turn be supported by increased adult occupancy. FTB's will struggle to compete with BTL's due to mortgage supply and the fact that BTL's will have better LTV's. The rich will buy houses and the poorer will pay for them. This isn't some way out theory - it's happening already.

    Owner occupancy is already falling. Like I said don't kid yourself that it's because Britons suddenly don't want to buy and have fallen out of love with home ownership.

    Is it possible to get any more emotive and abusive, I tell you what Joe I am just going to treat you with the contempt you deserve and let the board decide who is the ranter.

    I often wonder how some posters on here are going to handle 20% plus falls after the number of sob stories and sucides we have already witnessed, now I know the answer, not very well it seems.

    Foxy, you've been having a big argument on this thread with someone who said houses have been going up since apes started standing on two feet and will continue on the same trajectory.

    Then you had an argument about another posters house being ex-council and paid for by welfare.

    Then you had an argument with someone who denied that there had been no downward trend in real or nominal prices since 2007.

    I don't quite know how to break this to you but if you look back through the thread no-one's been making those arguments. You've been having arguments with voices in your head.

    It does come across as ranting.
