Tenants done a bunk and left house full of furniture, what to do?

    Hi sorry about the UK thing meant England. The rent is now 2 months overdue just.

    Deposit not covered. So my mum has left everything in situ and is contacting housing monday. Not sure what they will do but letting them know is something.

    The main concern is that my mum has nothing signed by the tenant about the tenant wishing to leave. Just a verbal agreement that my mum put in writing.

    I know now how dodgy the ground is after googling like mad today. Think this is gonna be time consuming and costly.

    it need not be costly.... if you decide to go the legal court route, then you can do no better than to join National Landlrods Association, and get a whole raft of benefits, one of which is a brilliant legal help line which will talk you through filling in all the court forms step by step - the joining fee is less than one hours solicitors costs; it is tax deductible, you also get many discounted products, far cheaper property insurance and free paperwork for your next tenant....

    i have been a LL for nearly 13 years and i would not be without the legal help line.... well worth the money alone

    Do you mean the deposit is not protected? If so, she can do it today via the DPS - Deposit Protection Service. Go on their website, sign up for an account and pay the deposit amount in. Then print off the "prescribed information" and post it with a proof of posting to the property address (keeping a copy). Without deposit protection her notice would be invalid, so this must be the first step. I think DPS is the only service which accepts late protection. It is free, so no costs involved there.

    Just to make sure your mum is squeaky clean with everything else, has she been declaring her rental income for tax? It is not unknown for stroppy tenants to shop landlords who have been avoiding tax.

    Does she have a mortgage and has she been granted consent to let? Tenants could cause trouble here too?
