As long as you fill in the total clearly and supply them with wage slips/employer contact and tax credit receipts you should be fine, may it be worth checking if you are entitled to any HB? Although best to wait until in somewhere as LL often not too keen.0 -

So what do you think about my rental reference? Just because I've been harassing them on a weekly basis is no reason to give me a bad refererence is it????:p As I mentioned, I've never been late with the rent and the property has been maintained. Just have to paint the hallway as my 3 year old got a bit happy with a pen one day, but hey, that's just the usual kid damage. There's no ripped wallpaper, holes in walls, broken glass, the house will be cleaned from top to bottom as we always leave a property like that. He can't give me a rotten reference for harassment can he?????
I'm worried that he won't want me going as they're not going to be able to rent this place til the work is done, unless they find another mug like me who moves in on a promise:o An empty house is going to cost them big time and the landlady is going to be fuming.0 -
i would think you'd be ok getting a good ref - you've been harassing them about things which they should have done, and you haven't withheld rent. tbh i would have thought they'd give you a glowing ref to get you off their backs!0

It's now Thursday afternoon and I've had no phone call from the heating guy about if he managed to borrow the machine or not. The kitchen rad, which he bled on Monday, (the one with the hydrogen problem!!!!) was red hot after he did it, now has gone back to tepid at the top and lukewarm at the bottom. Grrrrr:mad:
I just keep thinking, we look at a place on Saturday, we look at a place on Saturday:p I think I might be putting a tad too much pressure on the house, I've only seen pics of the downstairs, I've no idea how big the bedrooms are. We went to look at one a couple of months ago and the house was beautiful, but had 3 single bedrooms. Ok, if everyone sleeps in bunkbeds, but I can't see me or my husband wanting to climb the ladder at night:D

Today, we wrote to the letting agent informing them that we require either written details of the work that needs to be done, with a firm start date and expected duration of the works, or the LL's agreement to a reduction in the rent. AND that we need this within a week (which will be three weeks since we dragged the LA round to see the problem for herself, and nearly three months since we first reported it) or else we intend to sue the LL through the small claims.
Oh well, I guess that it will make for an interesting next few months :rotfl:Don't see the point anymore in offering advice to people who only want to be agreed with...0 -

Everything else seem sto be covered regarding your problems apart from the problems you have with rads. Can i posibly ask you a question? I just wondered if you had a leak in your central heating system is there anywhere you wouldn't notice it i.e. lino, wooden floors under carpets anywhere? And are you aware of other leaks anywhere say water tanks for example. This problem you have seems very similiar to one we had recently.0 -
I've never noticed any leaks anywhere under the rads. It's hardwood downstairs, so would see it, and have never noticed the carpets wet upstairs. Our water tank is in my bedroom cupboard
don't know if that's normal, but then again, I've been used to having the heating and hot water in the basement laundry room, so 
It's only small and it's old and not lagged properly as you can feel the heat on the carpet outside the door and in front of it. It does an awful lot of gurgling and hissing all night, it's quite loud. Again, not sure if this is normal as not used to hot water heat. Never noticed any stains on the dining room ceiling either, which is directly below the tank.0 -

I wrote to my agent and LL about all the issues, all listed and promised when moving in last April. Asked for a rent reduction because of this in same letter and she refused as she has been trying to get things sorted and she's "piggy in the middle" so why should she take a reduction in rent, that's "not fair".0
