Is the mortgage in joint names or just yours? How much equity is in the house? Could you afford to buy out her equity or offer her half if she agrees to sell? Is there any kids?
Instead of instructing solicitors straight away, send her a letter outlining that you can no longer afford to subsidise her accommodation and you both need to come to a mutually acceptible agreement over it. Tell her that you want to put the house on the market and you will split any equity so that both of you can move on. Put on a timescale for a response.
Then, if you do not hear anything go to a solicitor and see if it is possible to get it sold - or if it is in your name put it up for auction and tell her she has to move out by that date
