    At least I own property and am not renting/buying someone else's place for them - so, I can take some crumb of comfort in the fact that my current home is very saleable once more - and at a much higher price than in 2009!

    So, in short ... I believe that if you haven't secured that purchase now - you will be frozen out of the market, it's only upwards from here on in.

    Well, yes and no ..... yes, because it looks like the worst is over and the young of the country can get help onto the property owning ladder instead of throwing good money into a landlords pocket, never to be seen again.

    And, no - because, ironically, I would benefit from a crashing economy and housing market ... you may argue that the young are helped by falling house prices - that's an easy trap to fall into, because if house prices fall massively then it points to no jobs, no money, no future and no hope. But, I would do extremely well, personally, having already made my wealth.

    I'm twice the age of most posting on here, I have seen Governments come and go - I have lived through many recessions - I have bought and sold more high value items than I care to remember - I have made and lost on the stock market - I have lived the dreams and the nightmares.

    What I say will strike few chords with many posters here, but what I say loses no value for that. The smart would do well to heed the words of an old duffer ... with no axe to gring one way or another.

    Go and buy a real newspaper, not the typical tabloid rubbish your posts obviously originate from and get some perspective of financial woes world is experiencing.

    And for the record, I bought many years ago - you know, before ya start ;)

    Clearly the saying older and wiser, has some gaps in it's logic.

    And if you have lived through a number of crashes, as you say, suggesting prices will never go back down is pretty much a big fat lie isn't it?

    No, I walk around with my eyes open and my ears working.

    I do not see poverty. Yes - I see people complaining that they cannot buy a new JetSki this year - or a new 55" Plasma TV ... that, in my book, is not hardship at all.

    Houses have SOLD signs outside, hardly anything new is coming to the market, anything that is gets snapped up within hours.

    2 people in my office have just ordered new cars, one has bought a new touring caravan, another has just bought a little cottage in a village in the West Country, for weekends.

    Don't tell me times are tough ........ from where I'm sitting (and most other people in the UK I'd wager) it's all roses.

    We need differing views of the same thing on these boards - wouldn't it be boring if we were all doom and gloom merchants (in fact, wouldn't it be a very sad existance to be thinking so negative?).

    Maybe being negative brings negative things?

    If the market is so buoyant where you are, why the lack of supply?

    A lack of supply indicates a lack of confidence in the market, so why are there now no houses for sale where you are?

    The suggestion everything is rosy, is utter, utter rubbish Mr Ree... jeez!!!

    I'm not negative, just realistic... whereas you come across and someone with a huge vested interest living in your own bubble with absolutely no clue of what's going on.

    I mentioned on a previous thread even in the lovely North Devon (Bideford). We have houses coming down to 2005 level and below.
    I have spoken to the agent, you can buy this from the landlord for £138,000 (marketed @ £145,000)
