How much should we offer for this house?

Hi all,
I would appreciate helpful advice on what you think it is worth offering for this property:
48 Saville Crescent, Ashford, Middx, TW15 1SX (its on rightmove but im not allowed to post links as classed as a new user!)
We viewed it yesterday and the bathroom has a horrible pink suite and has a small patch of damp in the corner but I think it might be down to the current tenants not airing the bathroom properly since it was also filthy (as was the whole house).
The kitchen was horrible with yellow walls and a few dark wood units but not many and we would need to buy all the white goods. The garden was small with a large tree in it shedding leaves all over the garden.
The pros are that we have a buyer (in no chain) for our flat, this house is tenanted and tenants are in process of moving out so no chain as such - very handy as we are expecting a baby in Feb.
It has a huge living room and bedrooms are a good size, plus it is in the perfect location for us as near schools and near family etc.
We cant afford more than £210k max as we would want to update the bathroom immediately and the kitchen asap so would want to keep money back for this.
We have a 15% deposit and our exsiting mortgage company has agreed to lend us the extra amount we would need so I think we are in a good position.
What should we offer? I am thinking start off at £195k, then £200k then £205k. Am i going along the right lines? Or a am I dreaming? The last property in that road went for £233k approx in June 2011 but I saw the photos and it looked loads nicer inside with a modern kitchen and bathroom and general decor was in a good state.
Any advice would be greatly received as I am planning on phoning the estate agent tomorrow morning.

LOL the photos are aweful,

yes Mojisola its this one! I know, strange things going on with the photos as you can see a kitchen in the thumbnails but it doesnt let you enlarge it! The current tenants did not bother to tidy up the kitchen or bathroom when we had our viewing so doubt they bothered for the photos. The bathroom was so ugly it probably would have broken the lens in the camera anyway lol!0

everytime I have seen a property with premium listing the sellers have either been desperate or its been for sale for a long time.
the current owners bought this 21 july 2003 and paid £180k for it, so you could be cheeky and start at £185k:cool: Wisdom doesn't necessarily come with age.

You have mentioned the magic word TENANTS.
Lower your offer accordingly and advise that your offer is subject to vacant possession before you exchange.
I am assuming you want the property to live in.0 -
Thanks for the replies to my post. The house is wanted for us to live in ourselves. The tenants are apparently on a 2 month break clause but are in the process of moving out already according to the ea that did the viewing...
I will try £180k and say is because of kitchen and bathroom but no doubt they will tell me its already been allowed for in the marketed price since it is a good price for a house in this area considering its a 3-bed. I am hoping the seller wants rid asap and that our position of being in no chain with a cash deposit plays to our advantage as the other properties we have made offers on didnt seem to care about this and said our offers were too low and they wanted close to asking price.0 -
hello, i would personally only offer in btw 185000- 200000 to max. the damp patch that you mention should be worrying you, make sure this checked on the survey if you do decide to buy. Tennant living there is another worry, makes you wonder if the owner has maintained the property. Sometime when you walk in to a house, you know the owners take good care of it, and this is what make me confident in buying..you don't want to be left with huge bill afterwards.
Be open about your offer and back it up with a good reason. also ask the vendors regarding the damp, and find out wheather it is ongoing issue, if they know it, by the law they would have to tell you.
