    Take everything the EA says with a pinch of salt( he is working for the seller NOT YOU!) and make sure the property has vacant posession before you complete/exchange as this can take months if the tenants wont leave.
    Why should the tenants clean the house to let an EA walk round and take photos or you view the place ( they want quiet enjoyment of there rental property) and not show lots of people round the house saying how dirty it is or what cheap/tatty/old furniture they have.
    Have the EA,s been involved in renting the property and why do the owners want to sell now (desperate?) Do they have a BUY TO LET mortgage ? or consent to let from lender.
    Paying £4 to land registry will confirm which lender has the mortgage on the property and you could then give the lender a call ( looking at renting and just checking that the owners have permission to rent ? )
    £10K for a good new kitchen ( plus electrics ) and another £5K for top spec bathroom.
    Is the double glazing UPVC or wooden frames ? how are the electrics ?
    Can you speak to the tenants and ask them why they are moving ( want to or forced out ?)
    This is very important as tells you have desperate the oweners are to sell
