    6. Giving up council tenancy for private rented. Sorry T guys n girls just trying to input here.

If you private rent and get DSS to pay rent then please ponder this.

YOU GIVE AWAY YOUR COUNCIL RESPONSIBILITY TO HOUSE YOU WITH THAT.

Better place than council maybe, short term, long term with council -= secure roof over your head ( just as long as u don't spend rent in tesco :)

Worse case, and it's happened already, if u take agreement with private landlord and in 1 year he say i want you to leave as i'm selling the property the council has no responsibility to rehouse you.

Frequent recommends people tread carefully in this area and take on board as much advice as possible, then research it for yourself to be double sure.

I am in private rented, and always have been (well, since selling my home anyway)

You are incorrect when you say that the council have no responsibility of rehoming you when it comes to the LL wanting you out. I have been down this road a while back now, and the council DO have a responsibility - and in my oppinion, have never had any problems regarding looking for council housing... yes, they do drag their feet. BUT they will find you somewhere if you are needing somewhere to live.
luckily for me, i have always managed to find a home, privately, without the need to go via the council - as in my own circumstances, the 'council' areas near me are un-suitable for children.... Im not saying that all areas are like that... because they are not. I just personally think that paying that little bit more, for a nicer area for the kiddies is beneficial.

The council do not mind weather you are in private or LHA housing. they still will pay your Housing benefit if you are entitled to it also.

weather you are in private or LHA housing. you still have the same rights regarding tennancy, and the LL, whoever that may be, still has a legal procedur to follow if they are wanting to give you notice to leave the property. - This should all be laid out in your Tennancy agreement anyway. x

Anyway - lets get back on track.... dunno how we got to this from me telling everyone about my broken boiler.. lol

  • By decorating all you have done is increase the value of her property and that means technically they can charge a higher rate. It wouldn't be the first time a landlord had turned round and said "you rent will go up now that it's decorated as it's worth more".

not if you sign a contract. :) - im no pushover me!! lol.

i might look a bit thick.. but very on the ball when it comes to stuff like this.... Thanks for your advice though. :)

plus - if she did do that - id just re-paint the walls in black gloss again. lol.

My boiler does the same thing, and I use the filler and dial as you all mentioned, but I also get it checked once a year.

Value family more than the £50 it costs for a yearly check up.

i agree ....although I'm not sure you value your family when you're giving them your cooking experiments!!! :)
