pinklipy you really must put users on ignore and stop replying. A buy to let mortgage is not essential to have a rental property but anyway that has nothing to do with your original query. Answering your question though...they'll just give you a penalty if any tax has gone unpaid. You have said you declared it to the accountant and don't need to pay any further tax then no penalty is due. Don't worry about it.
No, it's not a requirement. But let's suppose it was a normal capital and interest repayment mortgage. The OP thinking that rent minus mortgage equals zero would not be right, would it?Science adjusts its views based on what's observed.

im really not trying to worry you.. i 2 am 8 months pregnant, have just caught up with your threads.. I have a rental property and you definetly do need to declare it each year ..(i have an accountant and regardless of the profits.. all my receipts have to go to him-and he has to let them know i have this property rented) you really need to get this sorted. I would seek proper advice reagrding this as i wouldnt want you to get into further trouble. Also all paper work has to be kept for 6 years as even after its been done..inland revenue come back and do checks.
Hope you can get some peoper advice on council tax.. you need to go to them asap..0 -
OP, do you only ever listen to what you want to hear?Science adjusts its views based on what's observed.

ok
ill chip in my load...
Pay this years CT and pay extra for the arrears.
Work out all discounts you are entitled too eg Single persons allowance and also due to the fact one property was a rental the CT will be due by the tenant. Also if there is a gap between renting and you moving in or visa versa there is also a free allowance for this(this was the rule in w.lothian a while back)
You have 2 properties you owe CT on. You can pull a fast one and claim 6 months free council tax, buy saying they were being renovated for the first 6 months.(only possible once for each property).:D ok so shoot me
Tax implications regarding rental also need sorted...However i would suggest a different thread.0 -

Hi OP
This is an interesting thread, seems you've caused quite a debate!
I just wanted to say with regards to the CT, how do you know what you can afford to pay them without doing your SOA?
I think the best thing to do, if you're still online tonight, is go to this site (it's the same as the one in the sticky on the DFW board) and complete two SOAs.
One for right now.
One for when you go on maternity leave. If there are estimated figures in the maternity leave one, then when you post them on here, please make a note of that by them.
I really think this is the most important thing you can do right now.
You may be able to cut back in certain areas, which everyone here can advise you on. At the moment, people can't say whether you should pay £300 or £400 a month, as we have nothing to base that on, and it would be wrong to advise you on that basis.
Also, then you'll be able to show CAB when you go on I think you said Tuesday? And they can see you're making the effort, and may be able to advise you further.
The point is, whilst CT is a priority bill, you need to be able to live. But part of the debate on this thread has been sparked by people's different ideas on what is acceptable amounts to enable you to "live".
Hence, the varied input can often generate some good ideas for you on where you may be able to cut back.
Good luck.

renovation ???
if they ask maybe ..........who cares .......they will either accept it or they will not....If you dont chance it you don't get.(i have never been asked for proof on 6 months renovation break, however i have never done it after the bill is in.)
i have however had other refunds from CT after scrutinizing there discount/free periods. i had a full refund of 2 years on a complex CT payment.
The council will have a hard job proving no renovation ever took place. And i have bought renovation properties were this 6 month free renovation period has been used and there was no work ever done.(the council were not interested in rectifying it either)
Councils do not tell you all the discounts that you can claim.
Some CT receptionist don't even know what you can claim....0 -
Sister has few businesses so therefore has an accountant.
The property is inherited so although remortgaged still has a bit of equity in it, even tho it is not making ££ at the moment it isn't losing either.
I'm sorry, but didn't you say earlier your sister can't afford to buy out your share of the second house?
Your sister has a few businesses, she can afford to hire an accountant, but you can't pay your council tax in full, and - on the face of it - you're getting no help from either the sister or the accountant.....?
You both inherited the property, but it was remortgaged - why? To release some capital from it? Where did that go?0 -
It does look like there is a strong possibilty that the OP is being set up by her sister.0
