Having bought 3 houses in the past year, I would look no further than Lois Dunn @ McFadden Perry. They've offices in Bangor & Belfast & having contacted a no. of sols for conveyancing quotes, McF/P were easily the best value and provided a great service as well. Good luck...
PS Fully agree with prev respondents re agreeing a part cash purchase for carpets/curtains etc to avoid the additional stamp duty!!!0 -

If the windows are rotten then this will be reflected in the price or you could wait for the survey to negotiate the price down. If you think a house is worth less with single glazed wooden windows then that is a personal opinion (it doesn't cost 10k for pvc anyway!).
From experience it is likely that an offer of 10k over will be rejected on the EA's advice. The majority of houses in Belfast are going for more than this. It all depends on what other interest there is. If there are no other offers then just offer what you want. Otherwise let it go to bidding. Then you'll know you paid the market value and both you and the vendor will be happy.
Another tip re bidding is not to go mad with it. Put in one offer and then wait until the sale is closing. The agent will call you to see if you want to increase your offer. You can always match the top offer given that you are in a strong position having sale agreed on your own house.

When I was buying my apartment in south Belfast just over four years ago Richard McLaughlin of Jones & Co (Waring Street in the city centre) promised to have it all sorted within six weeks of agreeing the sale and he was true to his word.
I can't remember what the fee was because I wasn't too savvy back then as a first-time buyer but his service was excellent.0
