Need Solictor for house move.

Hi have just sold my house and hopefully going sale agreed on another house this week need a solictor for all legal stuff , and what about surveyors do i find them or does the solictor have his own ,i know i must sound stupid but i have only every bought one and that was 10 years ago any recommendations greatly appriecated

If you are raising a mortgage on your purchase the lender will apoint one for valuation purposes and you have to pay for it
If you want a full survey done best to arrange this yourself if you think the property warrants it (If the house is not very old a full survey is probably not necessary but take advice anyway)
When you approach a solicitor haggle over the price he/she is going to charge before both house conveyances, not after completions0 -
I used Michaela Murray of Haughey&Co at the finaghy crossroads recently. The bill was very competitive and it was quite a messy 3 way deal so I'd fully recommend her.Timmay!0

good evening all thanks for advice can i just clarify is the legal bill 1% of buy/sell cost of house or i'm i completely of the markand is the surveyors extra pardon me for being a little in the dark here.0

1% sounds about right, you might be able to negotiate down a little. Anyhoo, backing up Jetboy, we've used Michaela Murray of Haughey&Co twice in the last few years and she has assisted the SIL on her house move so i'd be happy to recommend her services too.

Survey is a separate expense
Don't forget stamp duty on house purchase;
Its 1% of the value (assuming the house is over £125,000)
Then you have non-negotiable expenses incurred by the solicitor ie. searches, land registry fees etc
At the end solicitor charges for his professional services which is very much negotiable.0 -

If a solicitor is charging 1% of the value of the property for his legal service he is now on a real winner with the steep rise in property prices
If houses have doubled in the last few years he is effectively getting double his fee with much the same work involved.:mad:0 -
Im in the wrong profession should have listened to the folks so what i can gather here is I need lots of cash if the sale goes agreed (hopefully within next couple of days )not less EA is playing games with me ,I am only £3K over the 3% stamp duty can I if I find that money put that of my mortgage or is that illegal known may luck it is

Avoiding paying stamp duty is pretty tricky. Talk to your solicitor about it.Stercus accidit0

with only 3k over the stamp duty limit, there may be a possibility to do a deal eg house £249,950 and then agree seperately to pay for the fixtures fittings, carpets etc at £3050, this may involve you directly handing cash over outside of the mortgage cash but its tricky getting that sort of thing through now, used to happen all the time years ago apparentlyNorn Iron Club Member #64
