Need Solictor for house move.

    Good luck with the house move (I'm moving too at the moment... stress... stress!)

    If you work for a large-ish company quite often they'll have a deal going with solicitors and as you're an employee you can get a discount from the solicitor your company uses.

    My company uses Shoosmiths and all employees get 10% discount. It doesn't sound a lot but is still a hundred pounds in YOUR pocket rather than the solicitors!!

  • We used Sean Murphy on the Shore Road although we were buying in South Belfast. Most of it is done by phone etc (we only had to go see him once) so is there any point in paying S Belfast solicitors who are paying higher rent etc? He was very good and fast and charged a lot less than some others. Also very thorough...

    Maybe .75% or a fixed fee instead

  • Also forgot to say that we agreed a lower price with the people buying from us so they didn't have to pay stamp duty (ie they paid 10k on top of the 'price' to us directly). Maybe if you talk to the seller they will think about it? Means they have to trust you a bit to stump up the extra. But might be worth it to them if they are paying their estate agent a % rather than a flat fee.
  • Hi all just to let you all know got gazumped today by 13K this is crazy going to view another one on thur fingers crossed and by the way engaged solictors at Finaghy crossroads for a flat fee v.competetive considering Nolan & Co across road ask nearly 300 extra and Micheala Murray is in pastures new.

    Have you completed the sale on your old house?

    Its a very uncertain market out there for a purchaser .....its very easy to feel you sold your old house too soon?

    Also have used Sean Murphy on Shore Road Greencastle, very competitive and efficient service.

    Totally agree with this. There seems to be an influx of new local estate agents who are offering fixed fees instead of % commision, solicitors are now heading the same way.

    When i bought my house for £85k i used the in-laws solicitor as he was a family friend (Orr's in Belfast) and was supposed to look after us. When i got the bill itemising £800 solicitors fees i was shocked. Picked up the yellow pages, looked for solicitors specialising in housing and that offered free quotations, the lowest one i got was from K McQueenie in Bangor (i live in bangor) at around £375 dearest i think was about £480. Mr Orr kindly :rolleyes: reduced it to £600. Needless to say a valuable (and expensive) lesson learned.

  • havent signed anything yet people who have bought my house are in no rush to move in which is something but if need be ill rent my big thing now is this house im going to view on thur i know the people want a quick sale but do i go in all guns blazing and give them there asking price reduce by 10K(needs upvc) or go 10K over to secure deal tips and advice greatly received
