Seems to me that as they have been there for two years surely they should be expecting an increase at some point. After all it is only 6% ie 3% per year which is lower than inflation.
Yes but inflation has nothing to do with rent, its not a reason to increase rent just because "inflation is x%". Rent is determined by supply and demand, if my landlord asked to increase rent by 3% the first thing I'd do would be get on Rightmove and look for another place. If I couldnt fund anywhere cheaper then I'd consider it a fair increase.
Also it would only take a 3 week void period for the landlord to have lost a years worth of that extra £83, hardly worth it imo.Faith, hope, charity, these three; but the greatest of these is charity.0 -

£33,600 paid out over 2 years rent and nothing to show for it. Nothing. Zilch. Zero. Nada.
And for the landlady: 2 years of mortgage interest payments of £35k (or interest plus lost opportunity) and nothing to show for it. Nothing. Zilch. Zero. Nada. Er hang on a minute, its a flat so she has probably made a capital loss.
Perhaps the landlady has a little money difficulty. That's the most common reason for ramping rents with a good tenant.0 -
