What do you mean , you've never seen them? How did you make the decision about whether to accept this tenant or not? You pay the agent to carry this stuff out for you on your behalf, but you are supposed to be the decision-maker. You should ask to see copies of everything they have. I'd be fascinated to hear what the previous landlord has to say about her now.0

We had a "nightmare tenant" when we rented a property out.
Keep all the correspondence that you have (e-mails, letters etc) as you WILL need all of this when it comes to trying to get your deposit back.
You will be protected by whichever tenancy deposit scheme you, or the letting agents, have signed up to. It does take quite a long time but you will be able to get money back from her deposit to cover the cost of repairs, repainting walls (to cover marks from where things have been stuck on etc)
Get shot of her ASAP and go through the tribunal process. Be fair to your tenant....but don't let her take the p*ss out of you.0 -

Oh my goodness, now alarm bells are ringing.. feel so stupid now ( i really had no idea and thought that it was just them that do this).. arghhhhh oh crap :-/0 -

Thanks dave, ive kept copies of all the emails.. and with the advice of bitter will get them to do a full inventory tommorow with pics.. i will mention this the letting agent also. Many Thanks0 -
As previously mentioned: YOU are paying the letting agents. If they aren't efficient and well mannered, change them.
To comply with housing legislation, ensure that the property is wind and watertight.
If you supply white goods, you'll find yourself liable for their upkeep and replacement.
When a tenant leaves a property, immediately take meter readings and pass them on to the energy supplier.0 -
This does not sound at all good, but then finding out Agents can be rude, tenants ddon't care about the place etc etc etc won't have been a surprise (err.. if it was a surprise suggest you get out of the business...).

So (eg..) T 'phones you and asks you to change toilet-roll: You politely decline, T upset but eventually puts down 'phone.. Write a letter confirming the conversation... keep a copy...

Err.. are you just communicating with the Agent or also with the Tenant?? In your shoes I'd want to ensure if & when this gets to court (and you the Landlord will be the other party, not the agent..) I've the evidence ready.. Relying on (eg) "What the agent told me" won't help....0
