    She wanted to change to a pay as you go meter :beer:
  • Paying for the curtain poles to go back up after being pulled down was your first mistake: she should have paid for that.

    I would look at getting shot of this tenant at the earliest opportunity. And I would most certainly not pay for any redecorating to repair damage done by her until she's gone and then she can be charged for that out of her deposit, too.

    I hope to God that you've got a dual-signed inventory and photos of the condition from the start of her tenancy. She sounds like a complete PITA and I doubt things will get any better.

    Dratf excluder strip for the doors isn't dear and is easy to fit.

    If she wants PAYG meters its for her financials rather than a desire to be awkward. But I would agree she sounds hard work.

    Think i have learned my lesson and will consider moving letting agents.. they didnt do this.. the walls are covered in pictures so will have some nice holes when she moves out.. she said shes not happy with the kitchen (shes after a new one).. not going to happen for a few years.. i have to give 3 months notice so that would be by feb/march time..

    She can be as unhappy with the kitchen as she likes. She saw what you were providing and agreed to take on the tenancy on that basis, so if sh want a new one she will have to move.

    When did the tenancy start and how long is it for? I've never heard of a landlord needing to give three months notice: does this mean that the tenancy has another three months to run? As long a the tenant's deposit has been protceted in one of the three schemes you can give her notice now, to expire at the end of the fixed-term.

    Hello thanks so much for your advice. She moved in May this year.. sorry if i sound clueless its been my first time, so its all learning still. The contract which i havent signed stated these conditions.
    I find out this eve from the decorator that her story of the curtain poles being put back up and the carpenter plastering that area and now it needs painting was untrue..(this is what she told the letting agent).. the true story was she had had a 1st birthday party and stuck banners and balloons to walls and it had pulled the paint work off in many areas. (i give her credit she is clever, she got me to do the work so she didnt have to foot the bill).. Ive emailed the agency along with the washing machine invoice and explained what happened today and have said im not happy. Will let you know what happens, hope i did the right thing.

    If the agents didn't do a full inventory at the start of the tenancy GET THEM TO DO ONE NOW before this bint does any more damage that you won't be able to justify charging her for.

    You need a proper full inventory with dated photographs right now or she could destroy the place and you wouldn't have any proof that she did it. How many periodic inspections has the agent done since the tenancy started last May?

    Oh gosh, i will be on that monday.. will call them and put it in writing, you are right! thank goodness for your advice.. The agent had done one so they say.. and i asked for one with her latest list of requests which were supposed be done a week friday ago. The agent has not been very nice, actually quite rude.
  • Don't take any rudeness from them: never forget that you are paying them for a service and deserve to receive what you are paying them for..

    Did they do the full tenant-vetting: credit-checks, references etcetera and have you seen them?
