agent not letting me view repossesed property

well been trying to view a property for the best part of two weeks everytime they fob me off with some crap about not having keys or it is dangerous to view as no electric.

its a cash only sale as kitchen and bathroom have been removed
for which i have the cash to buy outright yet these people keep making excusses.

what can be done ?

    Speak to their boss.

    Record their refusal somehow.

    sounds like they may be trying to save this for one of their special clients.
    Do you know the lender on the property(LR would tell you this). Maybe get in touch with them and inform them of your problems

    Find out who repossessed / is selling, and tell them.

    Mortgage company? Check Charges section of Title.
    Official Receiver? Check bankrupcy notices for the owner.

    I've been in the same boat - been chasing an EA about the property for about 3 month!!! First he has no keys, then they have no access, then they are clearing it up, finally the guy they are repossessing it from is trying to buy it back?! All this while the property is still showing on their website, has no indication of any offers on it, and only recently it has come up again as new listing on Findmeaproperty.com!! When I enquired about this fact, reminding them it is against best practice to market the property they are actually in no position to market I still got nowhere. Asked a different agent who became very defensive and just kept repeating that property is no longer available...

    Yes that's exactly what I was thinking too, but how do you prove this. It is all fair and square that there are TPO's etc. but that still doesn't make complaining about EA any easier, nor proving anything

    Even if a repossession has an offer on it, doesn't it have to continue to be marketed until exchange? And doesn't the offer have to be made public?

    No, you should capture the details of the property and post them here or somewhere, together with some details of how you were fobbed off. Some person who is being repo'd is having money stolen off them, because they will have to make up the shortfall on the repo - or won't get as big a surplus when the place is sold off.

    You can then direct the Agent to the details and mention that you will provide a statement to the former owner. It might do you no favours with this agent, but on the whole it will tend to make the market clean itself up.

    They are holding it for someone ..... I've seen it before.

    You will find that it will appear as SOLD one day, an announcement will be made that any higher offer before exchange - then, the very next day exchange happens!!! No time for other offers.

    You will also find that someone is well into buying it right now. Someone known to the EA - the EA may well be in line for a kickback.

    Are they a member of an association? Complaining to that is best.
