    The alternative is if you try pushing things, the buyer might look at another place in the 195 range who might see cash in the bank as a sure-fire thing, leaving you with a place you no longer want for months, and maybe a lower offer.

    Great - so you had a lovely roof over your head for £458/month - cheaper than renting.

    By all means choose to stay put hoping to make a profit on the house, but a lot of people are finding out that properties they bought at the top of the boom are worth less than they are now.

    Bought for £201k, sell for £190k - 11 grand for 24 months ;-)
