Offer on house......where to go from here?

ok,
house on the market for £185,000 - £205,000
had a few viewings and one offer from cash buyer for £187,000 .
estate agent thinks, if we go back and say he can have it for £195,000 he will go for it!?
'Apparently' the cash buyer is viewing another property today..
Estate agent also said that he has another viewing for us but their budget is £195,000 and their in a chain?
So not really sure what advice i'm looking for? probably a pointless post, but if anyone's got any suggestions, they will be much appreciated..
do we just accept the cash buyers offer?
do we still have the viewing this afternoon even though their budget is £195 and their in a chain?
do we try and get more from the cash buyer (even though estate agent said he's sure £195,000 is his max. and he could get another house similar to ours (well smaller rooms, but with a garage, ours doesn't have a garage) but in another area for the same price)?

How important is it for you to sell?
I think with no competition your cash buyer is unlikely to raise his offer!
Dont believe the EA they will say anything to keep you happy, you could try asking fr a bit more he/she can always say no and that doesnt stop you accepting their origional offer.
They will be out looking at other houses, why would they not!
They have offered within your asking guidelines so now just decide.0 -

Has it only just gone on the market?
I'd not increase my offer if I were the cash buyer, but then I'd not have offered over £185k in the first place.
Do they definitely have the cash in the bank, or are they (wrongly) saying 'cash buyer' meaning that they don't need a mortgage (but still have somewhere to sell)? If they're in a chain, it's probably more likely to be the latter (bloody EAs and their selective wording!).
I suppose it's up to you when it comes down to it. If it were me, and it had only just gone on the market, I'd probably try my luck for a little bit more and go in with a counter-offer, but I would be biting their hand off if they offered over the lowest figure in the price bracket you've given. As above, why would they want to up their offer when there's no competition and they're already in the right ballpark?
If it's England/Wales, might be worth mentioning that many on here hate 'offers in the region of..' or when a price bracket is given. If you'd just put it up for what you wanted, you might have ended up with more. What sale figure did you have in mind when you put it up for £185-205k?
Unless he's said it's a one-time offer, it is generally expected for someone to come back with a counter-offer. I expect he's wanting to settle on £190k, but that's just me sticking my finger in the air...

I must admit I concur with this. If I was looking at your house I would be offering the 185. Possibly even less as houses asking prices are usually overinflated. Have a look at recent sold prices in your area and see if your agent has got the asking price correct.
Last house I offered on around a year ago my offer was ignored, ignored and eventually accepted 3 weeks later. Unfortunately for the seller during the intervening period I had changed my mind due to possible redundancies.0 -
that seems to be the 'thing' round here putting two prices in the hope to get somewhere inbetween, we were hoping for high £190's
just spoken to agent and he has now offered £190,000 and is sticking to that.
We haven't found somewhere yet, we were waiting for an offer before we look.
But i think that offer is just too low for us to find somewhere we like..0 -

This amazes me ... two prices quoted? I HATE that!
Everyone will offer the lower figure unless a bidding war breaks out.
I assume the cash buyer has ofefred £190k and not the £180k you state?
If the offer is a cash buyer and it is £190k then I would take their hand off!

Its your agents duty to get the best price possible. See if the agent can squeeze them as near as possible to the £195k.0
