Parking space in flats

I have a flat in a private development. I am allocated a parking space. On my lease at the Land Registry it is numbered differently to the number painted on the kerb, it is listed as number 5 at the LR, yet my flat number painted on the kerb.
I am getting hassled by another new owner who says says their lease allocates them the space i am in.
I have checked my title plan & it clearly outlines the space i am in as owned by my flat.
The management company are clueless.

Any thoughts appreciated?

    This is something which most managing agents having nothing to do with. They are there to manage to un demised areas, and the leases normally provide for those costs to be recharged to everyone.

    When dealing with two leaseholders is dispute, a good agent will try and help or if the problem is widespread to coordinate, but where the dispute is between you, the person granting the lease to you, and the other person, where he sold the same space twice, an agent can do nothing. They have no power to "rewrite" leases

    You should be contacting your solicitor, as barring a mix up where the spaces need reordering and that they can be reallocated, there may only be one space to give one or either of you.

    In modern developments this is all to common.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

    I dont think the space has been sold twice. I think there may be confusion as to the plot number and the flat number.

    You can prove that is your space by the plans you have been given. Politely (no point in being hostile over it) get them to show you where there plan says they have a right to park rather than relying on a kerb painted with a number.

    Get a copy of your neighbour's plans from the land registry and show them where their parking space is.

    And when it sinks in that the kerb numbering is wrong, get their consent to re-paint the numbers.

    Yes, look at their deeds. Either you have both been sold the same space, in which case the enemy is the previous vendor(s), not each other, or you haven't.

    When developments are first built each flat is given 'plot number' by the developer. When complete, this may bear no relation to the postal address/flat number.

    What's painted on the ground is probobly the original plot number.

    What matters is what you each bought, so look at the Land Registry Plans (£4) for each flat, to check ownership. As others have said, then show the neighbough (give them a copy of each Plan).

    Developer, lease and painted on the ground numbers are irrelevant.

    It is what piece of land that is demised or allocated and identified in the title that is relevant.

    I think you are jumping the gun. The new owner may well simply know that his lease allocates him a space, and there is a space in the car park with his flat number painted on it, and has jumped to a conclusion without actually consulting his lease Plan.

    OP should check the Plan for the other lease-holder to check for a conflict.
