    3) The agent has to give you his name address within 21 days of a written request. WRITE AND ASK. see Landlord & Tenant Act 1985 section 1. Failure by the agent to reply with LL's name/address is a criminal offence.

    Don't wait. Do this today. Get all these actions started. Properly. In writing.

Whilst this is very comprehensive and will help out with understanding general rights and obligations, it doesn't have much detail on the exact situation so do contact them to discuss further. But if you understand the legal background you will understand what you are trying to achieve.

    Now, I would also recommend speaking to Environmental Health about them doing the work themselves and billing the landlord (I think this is emergency remedial action, section 40-42 of the housing act). It might be a path open to them.

    I am not surprised about shelter not helping with looking at earnings I had the same with CAB makes you feel even worse!

    In which case go to the land Registry web-site and download the ownership details for £4.

    Do they know in which scheme the deposist is registered?
