Thanks all for the replies. Don't quite know how we got on to the subject of Christmas tree lights though:rotfl::rotfl:
I'm going to ring the installer tonight and book a service, I'll ask him about the hot water at the same time.

    What is this guy on?

Whatever it is, it isn't working.:D

  • I have the same problem with Greenstar 28i. There's no hot water temperature regulation. The hot water is too hot in all the taps.

Is there anything that can be done about it? All taps are single lever taps, and I have to turn them towards cold water side to have decent temperature and not get scalded.

Shower is another issue. I have mixer shower tap with bath faucet and shower in one (Grohe Quadra Single Lever Wall Mounted Bath/Shower Mixer 1/2'' (32638)). When I use water from tap, temperature is fine, but when I switch it to shower, water is very hot and I have to turn the lever towards the cold water. But then the pressure is very low.

It looks like cold water in my flat has lower pressure than hot one.

It's refurbished flat and heating and water installation is brand new. I told my plumber about water being too hot but he said he can't do anything about it. Which I don't believe. There must be some solution.

Any ideas how to fix it?

Your 'plumber' needs additional training. Fit this.

That was my conclusion after doing some research on it as soon as I discovered the problem - installing TMV. I told the plumber about it but he said it can't be done and ignored the problem. I guess I have to chase him again but on the other hand maybe it's better to hire someone else who can do things.

Can this Honeywell TMV be fitted to the whole hot water installation - somewhere below boiler for example? Installing it at every tap will be quite expensive.

I have the same problem with Greenstar 28i. There's no hot water temperature regulation. The hot water is too hot in all the taps.
The DHW temperature of this boiler is factory set at 55 degrees C. It is regulated and there is no adjustment possible at the boiler. The DHW temperature in an open vented stored water system shoud be set to 60 degrees C. There is therefore very little difference so it seems your suggestion that the temperature is "too hot" is one of personal opinion rather than an installation/equipment fault UNLESS the boiler temperature regulation has failed.
Is there anything that can be done about it? All taps are single lever taps, and I have to turn them towards cold water side to have decent temperature and not get scalded.
Thats the point of single lever taps. You adjust the temperature to suit you.
Shower is another issue. I have mixer shower tap with bath faucet and shower in one (Grohe Quadra Single Lever Wall Mounted Bath/Shower Mixer 1/2'' (32638)).
This is a single lever bath/shower mixer shower. It does not have a thermostatic cartridge.
When I use water from tap, temperature is fine, but when I switch it to shower, water is very hot and I have to turn the lever towards the cold water.
So the DHW temperature arriving ath the BSM via the pipework is fine by all accounts. As far as moving the lever towards the cold side its the same operational methodology as the taps - adjust the lever to the temperature you want. The hot water via a shower head will always seem to be hotter than via a tap outlet because of the greater flow rate through smaller holes. It doesn't mean that it is actually any hotter.
But then the pressure is very low.
I think you mean the flow rate.
It looks like cold water in my flat has lower pressure than hot one.
Thats unlikely. Its a combi boiler so both the DHW and cold are mains fed and you will have balanced supplies. If anything the hot will be at a (very marginally) lower pressure than the cold.
It's refurbished flat and heating and water installation is brand new.
Its more than possible that there is some restriction/ blockage in the cold feed to the BSM. Has that been checked? Are any filters clear? Are either of the (suspected) flexi tap conectors twisted or kinked? Is the isolating valve for the cold side opened to the same extent as the hot? If you have low flow rate with the shower more adjusted towards the cold side that indicates to me that there is actually some sort of restriction/blockage.
I told my plumber about water being too hot but he said he can't do anything about it. Which I don't believe.
I do if he is soley talking about the boiler which is preset temperature and is not adjustable. I would agree, however and to a certain extent, that he might need to lift his eyes above the boiler horizon and look at other things too. A lot actually depends on the nature and detail of the question he was actually asked. :)
    There must be some solution.
A blending valve is a possibility for the whole flat and you would fit that ONLY to the DHW feed from the boiler if it is necessary which I'm not inclined to think it is atm. Fitting one at every tap would be counterproductive because that would defeat the object of the lever valve operation in the first place which is to allow you to adjust the temperature to suit you.
Any ideas how to fix it?
First you need to get your boiler checked to ensure that it is actually producing the DHW at the specified temperature. Second the feeds to the BSM need checking for restriction or blockage. Third only then consider a blending valve.

    Cheers

See above. Very much a third order solution IMHO.

I can see in my mind's eye the circumstances in which he might say that but theres no point in debating that because I don't know exactly what you said and exactly what he said as I wasn't there. Ignoring it though isn't really acceptable. If the place has just been refurbed why aren't you taking this up with the people that did the refurb? Or is this guy the one who did the refurb?

See above. Yes both expensive and nugatory. But the truth is it might only be necessary at the BSM and then only after checking out the other bits I mentioned. You already have a solution to the sink/basin taps - adjust the lever - its what its for.

    Cheers

    See here.

You need to confirm the hot and cold are both mains. It is not unheard of for a gravity tank fed cold supply to be left in situ despite the installation of a combi.

You could replace your manual shower mixer for a thermostatic mixer.
  • Thanks for the answers.

The plumber who ignored me is the guy who installed water & heating system. Yesterday he called me again and said he can try to balance the taps. But said he can't do anything else to resolve the problem. I knew there's no temp regulation at the boiler. Sad discovery after it was installed, but it's my fault, I chose this model. I had 25i in previous flat and assumed that water temp regulation is standard. Then I realised that water in shower is very hot and told him about it, describing exact problem. Never mind, I'm not going to use his services any more.

New plumber is coming to fit the TMV just below the boiler. He checked boiler and it's fine. And also commented that water in taps is very hot.

I knew about it. I couldn't find anything similar with thermostat. It's difficult to match design, technical requirement with my requirements. I wanted this type of tap with shower in one. It works perfectly fine in continental Europe and it's standard solution. I never had problem with different water temp in tap and shower with lever at the same position.

    Good luck with that.
