  • Thanks for your help, L&C have got me a mortgage so I am going to go with them the rate is 5% or there abouts its rubbish but I have no choice! Before it was around 2.99%! I can jump off the high rate after 12 months so intend to do this.

I am confident I can get the CCJ removed as its not debt liable by me! (long story), So will persue following this up at the same time in the hope this will make me a much better creditor!

Also I might try and re-appoach the first lender who turned me down if I can get this removed in time but I don't hold out much of a chance they will approve me due to the fact that I didn't notify them of having a CCJ (As I didn't know I had one either)

This its a right nightmare! Thanks again everyone for your help.

Have you not had any Key Facts Illustration?

  • No to be honest I didn't ask and have not yet requested a key facts illustration.

Its all been a bit up in the air as we were looking at playing with a larger deposit to get the rate down also as the CCJ is in dispute perhaps looking to get a mortgage without one.

But as I have decided on the mortgage now I will get the key facts and all the details then hopefully apply.
  • Ok my mortgage advisor has advised me that the mortgage he had lined up is available to only customers with a loan of above 100k but I am not in that category.

So I am back to square one, I have been saving so hard for many years and a wrongly accused of a CCJ with otherwise a excellent credit rating.

I have paid quite a bit of money already for solicitors and a a survey but it looks like I will forfeit this and go back to renting, thanks everyone for your help on this.

Which lender was it? Was the 100k for the loan or the property value?

Get somebody else to have a look at this. Obviously I do not knwo your circumstances but sounds to me like there could be options.

I would guess the 100k is a minimum property valuation rather than a loan.

What was the value of the property you were looking to buy? What is your income?

  • Ok im on 30K salary, mortgage 70,000. Deposit 20% of 17,500.

My Experian credit rating is a high good - no CCJ on this only experian for some reason.

On electorial register 3 years, moved three times in the last year so this is slightly against me.

I have 2 credit cards with around 1k max at one time in total, this *usually paid of on a month basis. I have no loans, finance agreements other than this. I'm single with no dependencies.

I will have a speak with some other people see what they can get me.
