FTB Mortgage, with CCJ in dispute.

Hi people,

I had a good to excellent credit rating except I have a CCJ, which is in dispute as it was not my debt - long story. But this won't be removed for sometime if it proves I am not liable.

I have a 80% LTV, property value is within 3* multiple earnings even with other commitments.

I applied for a great mortgage and got declined because of a unknown CCJ which I learnt of recently.

Can anyone advise whom to approach to find a mortgage with a CCJ, I am in the middle of buying a house and need to secure a mortgage ASAP before it falls through.

Any help would be greatly appreciated.

    How much was the CCJ registered for and when was it registered?
  • Depends on age and size of CCJ.

    Recently handled a very similar case (with some additional complexities over a divorce and self employed - with wife as partner) via Platform - broker only, reasonably competitive rates.

    The CCJ is for £157 i believe, Santander may consider, but Platform are your best bet and Aldermore may also be worth a shout, both good lenders and you can actually talk to them, get a broker to enquire for you. I think you have covered the CCJ question on another thread.

  • Yes correct the amount is £157, filled in 19/01/2011. But is in dispute as its not my debt - but a CCJ is a CCJ to mortgage people - fair enough - sigh!

    I have been going from bank to bank today in search for mortgages but all seem to think there is a slim chance I will get the mortgage so I won't even try.

  • Wow from excellent lender to site prime! No one wants me!

    Santander - don't accept me as I have CCJ
    Platform - Close, as the CCJ is in the last 12 months they won't accept me.
    Aldermore - I have made an enquiry, but operator advised me to go through a intermediaries, will check there products on line before I move further.

    I have a broker from London and Country on the case, he thinks he should be able to get me something, all be it on a rubbish rate. But may be about to find a 12 month product I can jump hopefully when I have disputed my CCJ and become a excellent lender again!

    Lancashire mortgage corp will take you on, however you will need a good old deposit and the rate will be north of 10% I wish you luck

    With a small CCJ like that Cheshire Mortgage Corporation is the last place you want to be.

    Lancashire is the commercial arm of the Blemain Group.

    Should be better out there.

    The other lenders do not appear to beating the door down for this business, so what are your suggestions ? By the way i know who the Blemain group are and i would agree with you they are to be avoided if at all possible, however when needs must

    I wouldn't make suggestions of lenders as this could be interpreted as advice and as I have no idea of the clients circumstances I would refrain.

    However Santander was always a no go due to adverse in last 12 months. Platform have given same reason. OP has looked into Aldermore but been told broker only which I suspect he does not want to do. Aldermore is no CCJs in lat 3 years so would need an override from an underwriter. Rest of case would need to be good for that to be considered.

    If the only issue is the small CCJ then there are lenders who would ignore it, although score would need to be passed.

    OP has approached L&C so lets see what they come up with.
