Well in that case clearly you should start legal proceedings against the estate agents (with whom you have no contractual arrangement) for breach of.... errr... promise? contract?
And since the property is clearly still being marketed "SCT" I would not spend a penny on surveys, mortgage application fees, solicitors fees - certainly not till the EA has done precisely what you want him to do.0 -

OP. you sound way too highly strung to be buying a property.
Just wait until you have a survey done and the owners wont agree to fix every minor little thing that gets noted on it.
Woe betide your solicitor when he is too busy to take your call as well.0
