    Parents neighbour put 3 year old 2 bed semi (rabbit hutch size) on market, first agent advised £125K, second agent £140K.

    Went with second agent on market on Saturday, 6 viewings the same day offer of £138K made same day and accepted.

    We accepted an offer of £171k for an asking price of £177,500. We had an offer of £192,500 for a house that was on the market at £199,950 (originally £205k BEFORE we viewed it). Our local EA are using a 5% reduction on asking price as a general rule of thumb at the moment. The market is sizzling.

    we made an offer of 393k on 415k house which was rejected, i have been told by the estate agent that the vendor wants 410k to say yes we will sell....

    interesting but could we have an area where this is? Not specific but a first part of postcode or town?

    Ive witnessed the same. EA told me they had 10 houses go under offer in a day.....i know that they lied but it does seem sizzling at present! Thats in wd6.

    It's next to dead in Carlton, Gedling and Newton in Nottinghamshire, for three bed semis under £150k.

    my dad sold his bungalow on east coast for full asking price after a year on the market and and then bid 155,000 on a bungalow in cambridgeshire which was up for 180,000 which was origninally rejected but then accepted 3 days later,,like he has always taught me if you dont ask you dont get.

    OTOH, I always think that a deal needs to be fair/acceptable to both parties, or you run an increased risk of either being gazumped or the vendor changing their mind and pulling out after you have started spending money on the purchase. Everyone likes a bargain, but you can have too much of a good thing?
    Don't see the point anymore in offering advice to people who only want to be agreed with...
