Ive just read all the above replies - i accept that the property is overpriced hence it needs reducing to secure a sale.
With regards to do i NEED to sell it - the answer is no, im not in a financial position where were struggling - the position were in is that we want to move into a bigger house as this property is just no longer big enough for us.
Bearing this in mind one of my original ideas was to keep the property on and rent it out - but i cant begin to tell you how many people said nooooooooooooo dont do it - however considering how many people have spelt out the above what else can i do??????
We have enough in savings to use as a deposit to secure a larger property - and my current mortgage provider has alreasy said they will allow me to do whats called "consent to let" and im pretty sure it would rent out very easily - so this was my plan B..........however for some reason when ive put this forward as an option on this site previously, people have just said BAD IDEA.
The intention would obviously be only rent it out until things got better on the housing market.
Other than that seriously what do i do - stay in a property thats not big enough or just keep saving and saving to allow me to take a loss on this property??????0 -

May be you should put it in a southern/London free paper.

Im very confident it will rent for 400 - which will cover mortage costs - but it could be marketed for 450-425..........hence why i thought this would be the best option rather than take a hit on a property when i dont really need to if you get me.My goodness, property in that area is incredibly low priced! Why not rent out your current house and rent a bigger house yourself to see if renting out your old house is viable?

Never even thought of that idea - deffo something to consider - who do you think i should speak with to basically break down all the various options/considerations as to what to do????????? because quite honestly i just havent got a clue what i should be doing - i just want to try and do the right thing and it seems to me estate agents etc dont give a flying crap about me they just want commision etc - im pretty sure theres lots of different things we could consider, maybe even part exchange on a new build, (but this again isnt something im too keen on)

Okay. I won't comment on the prices as that has been done. The black leather furniture is far too big for the room, and makes it look small. The breakfast bar area looks terribly bleak, why not a picture on the wall? The corner bath is terrible, very dated. It looks like there is no room at the end of the bed between the wardrobes. The garden is horribly over crowded with plants. I don't think it is presented well at all, sorry.0

Personally, I think the house looks lovely. I don't know anything about house prices so can't comment on that. I think the house looks well looked after and if potential buyers can't see past a suite then they're worse than me and I have no imagination at all!0 -
It looks small. The furniture makes it look so. You want to make your house as spacious looking as possible. This house veers from two extremes; cluttered in the lounge and bedroom, to bleak in the kitchen. It doesn't look homely to me.0

Also the steps at the front, and all the hard landscaping generally, would put off a lot of people with young children. They don't want to be bouncing a pram up and down those steps, or worrying about a children tripping over them or the wall. Same with the back garden.0

I'd suggest storing a bit of the black furniture from in the lounge, to give the impression the room's bigger than it is....but that's it.
Sure, there are a lot of other properties in the area that are also on the market, but doing a comparison solely based on price doesn't give you all the answers. Yours looks ready to move into, and would suit a lot of tastes; the same can't be said for all the others in your area.
