Be brutally honest - whats going wrong...!!!

Hello Guys -

Im back on here as im just looking for constructive help.

My house has been on the market now for approx 2 and half months and in total ive had 3 viewings (and 1 of those didnt show!!) so just 2 have been inside and viewed my property !! These 2 viewings came within the first month of being marketed, since then ive had no interest and heard ZIP from the estate agents.

My property is the 2 bed end terrace on Lesley Road - S63 9DH

I used Bishops Estate Agents and they SAID to market it at 72k.

Im currently in the process of changing the estate agent because as far as communication goes the estate agents are beyond belief - i saw them when they came to take my £200 "upfront fee" to market the property and the only other times ive seen/spoke with them is when ive called them to find out interest levels / has there been any updates!!.....
I get a clear impression they have taken my 200 and just sat back.

With regards to them being proactive i just dont think they are doing a thing.
They have also given bad service in the fact that after 4 weeks of being with them i "popped into the branch" to check where my advert was in the shop window (MY BIG MISTAKE) - because there wasnt even one - so they apologised and did me one.

Anyway based on communication and the fact 2 viewings whilst with them, im changing them and considering to go with "Haybrookes" as im told these guys earn their wages based on commission therefore their methods of selling are alittle more hard sell but in the current climate i want this to try and push a sale.

So sorry for going on but to summerise my questions are these.......

1. If i change estate agents how do i know the next one will be any better???.....is there any performance table you can check to compare them in relation to sales achieved????
2. Quite obvious but it would appear the lack of interest would indicate my house is overprived - therefore how can i get a clear/specific indication of what i should look to hope to acheive????.... people say to me use "net house prices" etc but whats the most specific way i can find out what similar houses in my area are actually selling for???

    The last sale on your street was in March 2010 at 73k but there is alot of cheap property for sale in Goldthorpe.

    It's extremely obvious, your property is horrendously overvalued.

    There are lots of similar properties at half the price on rightmove. There is one 65% under yours. There are dozens over £20,000 less than yours.

    No wonder you can not compete your price is far higher than your rivals.

    Who suggested the valuation price? There are a few estate agents vastly overvaluing to get your business and latter try to haggle you down themselves.

    There's a 3-bed in your street at £7,000 lower than you.

    This could be a factor. Allied to that, there's other 3-beds in Goldthorpe at prices from £34,950

    Here's the last half-dozen sales in your street, from Zoopla;

    30th Mar 2010 28 Semi-det, 3 Beds, 1 Baths £73,000
    11th Aug 2009 24 Semi-det £74,000
    6th Apr 2009 18 Semi-det 2 Beds, 1 Baths £83,000
    18th Jun 2008 50 Terraced £85,000
    10th Dec 2007 32 Semi-det £85,000
    21st Apr 2005 44 Terraced 2 Beds, 1 Baths, 1 Receps £58,000

    If the last to sell was Semi-detached with 3 beds at £73k, where do you think your 2-bed terraced should be priced? Above or below?

    The last semi-detached with 2 beds sold at £83k in 2009 - prices have gone down since then. Adjust this one to today's level, then adjust for yours being terraced as opposed to semi-det, and where does that leave you?

    I can't tell how properties in the areas around your street would compare, as I don't know the area, but armed with the Sold prices at https://www.zoopla.co.uk, you can figure out which are comparable to yours and what they're selling for.
  • Rather than repeat what others have said about the obvious overpricing, I'll give you some good feed back instead. Mind you, what I wouldn't give for a 2 bed house for 72k where I live.

    I think it actually looks quite a nice tidy property inside, not overly keen on the exterior but there's nothing you can really do about that. Though you might want to pop a 'gift' through next doors letter box for painting their bricks a not very nice colour and ruining the line of terrace!

    Have you read the replies to the other threads you have started?

    The replies all basically thought your house was overpriced.

    There are 32 properties with at least 2 bedrooms under £70k within 0.5 miles of your postcode, so that is what's why yours isn't selling.

    In short, LOTS of cheaper properties to choose from.

    I'd say you either need to price it at say £60k, or come up with a plan B!

    You're overpriced compared to your competition. Either reduce the price to a more realistic level or take the house off the market and stop wasting everyone's time.

    You've told everyone that you owe £60k on your mortgage. Several houses are priced at, or below that level.

    Do you NEED to sell it, if so, you're facing making a loss on it. If you do not NEED to sell it, and just don't WANT to make a loss on it, you're unlikely to sell it. The market has moved I'm afraid.
