Hi folks
I wanted to know if anyone else had come across these guys - they are a pretty large organisation based out of Luton and the more I deal with them the more I get frustrated.
I have just recieved a notice from them saying that they are ditching standing order payments and that they are introducing DD payments. For this privelage, they are charging tennants £15 for administration. Is this normal and right? I have been using DD for many many years and they seem to be taking residents for a ride.
I have a number of investment properties in areas "looked after" loosely by these guys and this would equate to almost £100 a year in additional charges, for doing nothing different, other than get their money quicker and more effeciently.
I calculated that if 50% of people on one of the developments used this service, thats an additional £3k in revenue pa for this benefit!
They are regulated by the FSA and I will be making a complaint, I truly believe this is taking things a little too far.
Im keen to hear if anyone else has any experience in dealing with these guys?

NoThey are the biggest pundits ever and should be closed down or taken out of business !!!
Instead of providing us a service we pay for they employ their manpower to deliberately come up with new strategies how to rip us off next !!!
their turn over of staff is appaling and the comany itself is appaling !!!

I have seen horror stories about Peverel on other forums which have led me to understand that they are one of the worst managing agents to deal with, and seem to get away with charging exactly what they want for not a lot of service.

NoYes I saw that forum a while ago. But belive me we have first hand experience with them.
Example: £6000.00 for lightbulbs a year !!!! I mean come on !!! Lets say a light bulb is £1.50 ( purchased in bulk) that would make it -wait for it - a whoping 4000.00 :eek: lightbulbs a year !!!!!

Hello,
I know this is a thread that hasn't been updated for a month or 2 but i feel compelled to respond.
I moved into a new property in August and was told that the Peveral OM would be managing the property, no problems i thought.....
We got a letter in January asking for payment for the last six months, again no problems except that the development was not done and i was unsure of why i was paying. Then in February we got another letter asking for us to pay for the next six months to take us up to August. Two days later we got a letter saying to disregard the last invoice as Peveral has not taken over the site yet.
two weeks after this letter we got a final demand..... so on the phone gets the wife, we get an email back saying that our account is on hold and that the invoices are to be reversed.
3 days ago a letter drops through the door saying that we are being taken to court... so i get on the phone and i was told that credit control had forgot to put the account on hold, and that it would be put on hold ASAP and charges to be reversed (including £69 for not paying in time).
Phoned a day later to see if the words had been actioned and i was told that the charges had been reversed and so had the invoices and i asked for a statement showing what had been done.
The statement arrived yesterday and guess what, the invoices are still on the account. but instead of crediting us £69 for not paying on time, they have credited this twice.....
I am getting fed up with the service but i feel that there is no-one that i can complain to. David Wilson still looks after the site as it is still not finished!
So they want to take me to court for payment of services for which the haven't supplied.

Nigel! Ive just had two letters in the space of two weeks. One notifying me of extra payment for work done in comunal areas and another with regards to paying for permission for my current tenants to live at my flat (£88 for the honour of letting them know)
I give these guys £100 a month and they keep on making up extra payments.
Anyone have any Ideas how to get the management fee lowered and this fee for my tenants dropped?? or how to get these cowboys to answer to someone. the FSA???

hey guys,
I need some advise on a reposessed property i am close to exchange, managed by who know who(above).
There is an issue settling almost 8 months of rent/service charges which the seller is quite reluctant to settle.
The wording the vendor solictor's have used is " we will settle what we know to our best endeavour " .
should i run a mile? the price is quite attractive but from the forums I am concerned on shortfall/sinking fund charges which could be applied, without any power to object to these.
I would prefer not to go through the hassle as we are preparing for a baby.
Any advise would be appreciated...

If you are not happy with your management company call a tennants meeting. If you get a majority backing you could move companies. Unless there is something in your lease stating otherwise.You cant take the trousers off an elephant!0

Hi,
I purcharsed a two bed maisonette in Luton, on The Ridings. I am interested in finding tenants/landlords who are having major problems with the infamous Peverel OM. After a lot of heated discussions and waste of phone bills and manpower, I have finally found a company that is willing to take my property on to manage. It falls under the Right to manage scheme.
IMPORTANT NOTE: I recently got a service charge bill shy of £1000p/a. I spoke to the RTM company who have told me that if i was to move alone i would be paying £500p/a, however...If i can get 50% of the owners on The Ridings, Luton, LU3 to move with me, we would all pay £250p/a EACH!
THAT'S A WHOOPING £750p/a SAVING!
I've already passed my details over, seriously if anyone lives on/ owns a property on this little neglected cul-de-sac please drop me a quick email, saves me knocking on your door.
The way i look at it, i would rather pay someone a a quarter of the service charge to do nothing then pay it to Peverel OM...they are over charging us for doing f**k all! (apologies for the language)!

Please take a look at our Forum, http://centurycourtwoking.forumup.com as you can see, we have issues with boilers and the inspection of flue pipes, which according to the latest Health&Safety Executive, TB200, should be inspected. However, there is no means to inspect the flue pipes, as Barratts never installed any accesses and Peverel's are refusing to do anything about it.
Does anyone else have this problem? It appears that gas boiler maintenance companies are starting to use this TB as a means to not service boilers and try to sell you a new one.0
