Buying a house in private cul de sac at the end of Feb advice please

Buying a house in private cul de sac ( 6 detached houses )at the end of Feb advice please....

Been looking at the deeds and on the deeds it states that individuals are not allowed to run a business from home or allowed commercial vehicles on the private road only. Just found out that one of house in the cul de sac is being used as a bed and breakfast and another house a builder type of person uses his big trade vans etc to park outside his houseetc..

My question is I'm meant to be putting my deposit down at the end of January (30K) and completing at the end of Feb. The house is quite expensive 300k plus and wondered if I should raise the above issues before I stick any money down. Am I being a bit anal?? Just considering that if in the future I need to sell up people may pick these issues up as I have done. What can I do?? The deed states that the above can't be permitted but obviously these people are breaking the conditions of the deed/common areas. Any help and advice would be most appreciated, thanks.

    As a builder myself I would say don't rock the boat ;)

    Up until 4 years ago I lived in a house in a development with similar covenants. My next door neighbour was a builder (I worked in engineering at that time) and I found him to be the most useful neighbour I have ever had!

    With regards to the B and B, I would want to know what parking arrangements were in place for visitors, and how many guests they had at a time. Another of my neighbours was letting out rooms. He had 3 lodgers. This soon passed as he moved on, and the house was filled by a family.

    I don't want to appear to scoff, but £300k is not a huge figure for a house these days. Not everybody buying at these prices will be put off by those activities - is your friend put off?

    No not put off just want to cover all posible angles really before house purchase. At the end of the day no point looking into these things after the sale. The house is going for approx 300k but it is worth with regards to market rates around 325k - 350k. The is a international rail ebbsfleet link being built down the road (about a mile away) so envisage prices to go up once link is in place. We thought this was due to the people who are selling are are quite old wanting a quick sale for a down sizing move, however now wondering if there are any other reasons for the sale. With regards to B & B, I think there is allocated parking for the extra cars however as we have not moved there not sure the full arrangements.

    bottom line, would you be happy living there knowing there is a B&B and trade van?

    If yes then buy, if not walk away - the aggro of fighting with your neighbours from day 1 to get them to comply with covanents is not worth the aggro.

    I would go and have a chat with the B&B owner to see what type of guests they have as they could have lots of business people who stay their in the week when they are working away from home. If the B&B owner isn't a friendly sort then that would cause you more problems in the long run.

    Lots of elderly people want quick sales. They just don't want to in a chain because they don't want the stress.
    I'm not cynical I'm realistic :p

    Have you visited the road at all sorts of times of the day/evening (and night?) and on various week days? It would give a good indication of how busy the B & B gets, or whether the trade vans are likely to be a nuisance. You might also bump into one of your potential future neighbours (this happened to me and was really reassuring/useful) so could ask questions about parking etc and the local area.

    A trade van would not bother me personally until it starts obstructing parking or access onto my own property/drive. I have a house opposite me at the moment, they have a car and trailer on the drive, a trade van on the kerb and another car on the kerb (3 drivers in the family) I moved in a couple of months ago and sometimes it is tricky getting onto my own drive! Apparently they also own a caravan and that comes and parks outside the house in summer! Where, I have no idea!! Anyway, they have the house up for sale so I wont have to experience that hopefully.

    Well what would you want them to do about it, the builder isn't going to leave his van elsewhere and the B&B isn't going to pack up business. My only concern would be how much parking the B&B would take up (ie are you going to have parking probs during peak periods)

    this sort of thing happened to a friend. believe me, if you are worried about this now, which you are, it will play on your mind and only get worse and paranoia will set in. the friend of mine had this and world war 3 has broke out in the street! tyres have been slashed on vans parked in the way of others drives etc. not pleasant. not a lot you can do about it at the moment, other than pulling out.
