when we got extension built, i spoke to a large joinery firm who quoted for all work (a lot subbed out) and added 10% onto the quote for managing.
I also spoke to a local joiner who works himself, he passed the drawings on to guys (builder, plumber, leccy etc) who he regularly works with, and i got all the individual quotes. I went with the latter and they all worked around each other, no serious problems and saved myself 10K.0 -
This kind of thing can be put under a something that is often known as 'Enabling Works', perhaps consider other enabling works that may be required.

The messy one is the relocating of the boiler from its current location on the first floor to the extended kitchen on the ground floor. Seems like too big of a job just to leave to the "builders" to do ? At the same time I hear your advice above about conflicts arising.
Not really sure what to do about that. Maybe add to the main tender as well and get the builders to manage and quote for it. Or would it be sensible enough for us to choose a boiler installer and "task" the builders with manage him ?
