NHBC ? any new build staff? help please

To complex to go into great detail but an answer to this question would help me no end

If there are any new build staff who could advise I would be most grateful

At what point in the new build can the NHBC cert be signed off ie at what point can it be inspected and how is the cover note dealt with?

I understand the NHBC only covers structure/safety and nothing cosmetic
so is it possible for the inspection to take place before the property is decorated for example?

Im having a dispute with my completion date and I am arming myself with as much info as possible. Every single day of delay is having a real trauma for us.

Builder says NHBC inspection will not take place until the property is totally finished and then we have to wait for that process to complete before we will be given notice to complete which they say will be yet another week:eek:

I want to argue the fact that they could get the NHBC inspection done a few days before the property is totally completed which could shave off a day or 2 on the delay.

I have contacted NHBC who have been very helpful but say I need to talk to their inspections dept but of course not open now until Monday.

Can the NHBC be signed off following second fix?
eg the property has had the roof and windows in for months, it has electrics, plumbing, walls, sanitary ware etc in, central heating so could it now be inspected?

The property is many miles away so unable to check anything myself which doesnt help.

I am told it is at build stage 18 and there are 21 stages ( is this unique to this builder or is the "stage process" a standard thing?
It still requires the 3rd fix, the kitchen and decorating and then it is finished but still not available for another 5 weeks which I am pulling my hair out over:mad: and then we have to go thorough the NHBC sign off and delay even longer.

  • Sorry, dont know the answer, but as a word of caution I wouldnt push them to hard to complete the house. I did, and they carried on to legal completion only for me to find people still working on the house when we were given the keys - no joke. This was no fly by night outfit, it was one of the biggest national builders, and trying to get them back to fix things afterwards has been a nightmare - been here two years now and some things are still wrong
