Have a look at flats on with other agents and see which ones you like the look of the pictures.
Then go with that agent.
I think the ability to take good photos (and know what is going to make a good photo) is the difference between a good agent and an average agent.
When I sold my flat the woman who came round to do the photos was brilliant. She suggested moving some stuff around (I guess getting rid of the busted washing machine from the lounge was a bit of a no-brainer, if I'm honest) and got some really good angles, etc.
When we sold our house 3 years later (same company, different branch 3 miles down the road) they just came and took the photos as things were.
The flat sold in a matter of weeks. We ditched the agents on the house after a good many months. (Both were still when things were shifting.)

I wouldn't like my bedroom to be the first door as you walk in. Agree, lose the shelving units in hallway and kitchen - just makes it look very narrow. Also agree a 2 seater sofa ain't really enough - a 3 seater or at least a separate chair or something would be better.
One beds are pretty hard to shift. I dont think this one has a great layout with that long corridor. Might have been better having the lounge at the front where the bedroom is, and the bedroom at the back.
Also wouldn't really want a grey bathroom suite - some might see that as something that they'd want to change.
Is that allotments opposite the side of the flat?
On the road the flat's opposite, is that a school playground, or some sort of sport centre's grounds?
How many years are left on the lease?
Some people write things off with no window in the bathroom - although fairly common with flats, so maybe not such an issue.
Living room's very narrow at only 8'3".
Just a few 'state the obvious' points, really. Nowt that can be done about most, but it's what people will think when they look at the details. Anything you can do to improve those negative points to make it the most desirable flat on the market would probably help a little.

The bathroom would put me off, most people want modern white suites.
Agree with others re fridge freezer thats a mad place to have, and it prob bigger than a couple need. Move furniture around, find a focal point for the room, maybe paint one wall a stronger colour?
I was planning to visit the area, the local travellodges had a good price, and I like the area.0
