REDUCED PRICE but still no interest! Please take a look!

Hi, we brought this house in 2007.......yeh I know worst timing ever!! And have now been trying to sell for nearly a year! We are up against a new bigger d.Wilson site on the edge of the village where there is no end of social housing resulting in a lot of problems.
Ours is in a lovely cul de sac with a green and field views. We changed agents about 2 months ago and so far had 1 viewing!!.
We are wanting to stay in the village but down size to a 2 bed period type property.
What are we doing wrong apart from being still overpriced? Really don't want to go much lower as it will be pointless moving as we wanted to lower the mortgage as well as downsize?
Any advice, criticisms etc taken on board.
OR should we just give up for the time being and stay put??

    I agree it looks spot on. What is the price for a similar sized property on the estate you are competing with? If they are new or newer then people will always expect a "second hand" house to be cheaper, so I would take those prices as your benchmark and see if that will work for you. The presentation looks faultless so I can't see anything that would put a potential buyer off. Have you checked recent sold prices nearby? You can do this on rightmove.

    Your house looks lovely, so ultimately, I'd say it comes down to price.

    Small garden is the only fault with the house.

    You are also right at the top of 3 bedroom property prices for your area, there are 4 beds at or just below your price, there are even new build 3 beds that are cheaper.
  • It's a lovely house. YOu are looking to buy in the same village- do you have a specific house in mind? I'm just wondering if its price may also have to be lowered? Is anything really moving in your village?

    I agree it's a lovely house which doesn't need any improvement.
    You've got to remember it's a tricky time at the minute for buyers and you're probably not going to be a first time buyer house. This gives you problems with having to find someone who's already sold their own house.
    We're in a similar situation. Our house is not FTB price range and everyone who's been in would like to buy but can't sell their house to do so. It's not always a price thing it's sometimes a lack of available buyers.

  • Please can I ask a probably stupid question - the bedrooms seem, from the ceilings, to be built in the loft. Was it built with rooms in the loft?

    Seems like a lovely property, perhaps it's lost its new house premium because of the newer development?
