Is the garden totally paved?

What would put me off about your house is the clutter. The photographer has done you no favours. What is that in the immediate foreground of the kitchen photo? It is a total distraction. The garden is also very small, and personally I don't like front doors opening directly into rooms, I like a hall. The disney princess rooms needs toning down too, you cannot see how big that room is. Why no floor plan?0

You're expecting people to view based on those photos? Think again. You look like you couldn't even be bothered to ensure the kitchen blind was straight for the photo. It looks dark and cluttered.
The usual reason for properties not enticing viewings is because the property is not well-presented (and I don't think this one is), it's not being marketed properly or it's overpriced. Or a combination of all three.0 -

Thanks for your comments. I don't think our estate agents does a floor plan. Are any of the photographs any good or do you think total de-clutter + all new photos?£1 a day/£365 2011

You don't need to get shot of the kids to cut down on the clutter. Get some of it up in the loft or into storage for the photos. You absolutely do need a floor-plan.
The photographer wants shooting. You appear to have some rather nice fireplaces which you seem intent on hiding. Where's the photo of the bathroom?0 -
The first picture needs to be the front of the house, its lovely looking house from the front, but picture is taken at wrong angle and its dark.
Also as mentioned above, the photos do it no justice, you don't want to over ex-aggerate photos but looks like its been taken on the cheapest camera.
Also you need to de-clutter for pictures, coats off back of doors etc.
If your 11 weeks in, how long is your contract left with agent, as I would be dropping them soon, and going with an agent that has some marketing savvy, nice wide angled camera, floorplans and someone that wants to sell your home.
I don't know your area and it could also be price, but from what I see, its def not marketed to its best ability.0 -
I think you need to declutter a bit more, as it's making the bedrooms look a bit small. You've got some big furniture in those rooms, it really dominates them.
I'm sure there is a reason for it, but there is a five bed half a mile away up for 10k less than yours. Whilst i think yours is a nicer house, i think i'd struggle to justify it. Yours has more character, but I'm not sure it's worth the smaller rooms, one less bedroom and a £10k price difference.
Sorry, i know it's really horrible getting this kind of criticism, i didn't enjoy it when i got it.saving up another deposit as we've lost all our equity.

I don't think there is a crazy amount of stuff - when I took pictures of my house I just moved it all out of the way of the camera! When people came I just hid it. Put the picture of the front of the house at the beginning, it is quite attractive, although what is to the right. Your house says it is detached yet the building next to it is very close.
The paved yard would also put me off - but I understand taking it up at this time of year is not pratical, so can you jet wash it? More plants etc.
Also, I am always wary of houses where the EA states 'dramatically reduced' as I think it will either go down much more in price or that it might be a house about to be repossessed, which could cause delays/problems etc.
Lastly, best of luck, I hope you get a viewing soon.
