House Price Negotiation

I am shortly due to complete on a house which is in need of fairly major rennovation works!! We have been advised it will take 35k to get it up to a good modernised standard. to avoid going over the ceiling price for similar properties in the street we need to get the vendor to drop price by 6.5k.
Does anyone have any tips for price negotiating, we are due to complete in a week so it really is the 11th hour!!!!!!
Also it has power cables running over the rear of the garden... does anyone have any thoughts or comments on such power cables running over property??

Perhaps you’re prepared to pay for something which has been deemed too expensive by a professional surveyor. Perhaps you pay whatever people tell you to pay0 -
A survey is the first thing you get done. You don't leave it until you are "shortly due to complete" to start renegotiating.
It's called gazumping. You should have dealt with this a lot earlier.

I can't understand why people are giving this guy a hard time? thousands of people drop the price later on in the process.
We bought a house where the whole thing moved really quickly and the surveyor was the one who dragged his feet and couldn't go in until we had nearly completed. The report showed us that the roof needed replacing and the electrics were knackered so we could either drop the price or we had to walk.
Vendor dropped, no probs!
I'd say give it a go, if they say no then you can walk or stick to the origional price but if your not going to break even on the property i'd advise to walk and just learn from it.
Sorry the advice has been so rubbish, if all people can do is be agressive then don't reply at all, it is a "money saving" website afterall!0 -
I could save money by cancelling my standing order to my ex girlfriend for the upkeep of my son.

I doubt a surveyor has had to point out that the house the OP is buying needs completely modernising, the OP knew this from teh very firts viewing. They appear to have offered too much without doing their research.0 -
