how good is your estate agent at giving feedback?

I know the estate agent isn't buying it. You aren't getting it.

The estate agent is selling it. Ergo it is in their best interests to make sure that the seller is presenting the property to their advantage. They do this by gauging the opinions of the viewers; not by demanding feedback.

If a seller demanded feedback of me I'd tell them to go swivel. And if I was interested in their house but still seeing others I'd perhaps wind them up a little at the same time.

And even if the viewers did give feedback, the opinions are only theirs and not the opinions of an actual buyer.

Ask by all means, but do not demand. As per the initial OP.

    I think I've 'got' it......

"Opinions of the viewers" = "Feedback on the house"

"Opinions of the viewers" = "Opinions of a potential buyer"

"Demanding feedback" can also equal "phoning the viewers and asking what they thought"
  • Completely irrelevant though. What if I said 'I don't do green curtains'. Or 'I didn't realise how close to the M1 it was'. What are you going to do about it? Fit the house out with neutral curtains? Just to find out the next viewer would prefer a bit of colour? On something that doesn't matter as the curtains will probably not be staying. Or 'it smells'; nobody will admit their house smells and if it's imperceptible to the owner then what are they going to do? Febreze it and then people will think 'it stinks of Febreze, what are they hiding?'. Or they don't like dogs, so the dogs are kept outside only for the next person to say 'we thought it was cruel keeping the dogs in a tiny garden'. Sigh.

Feedback is complete nonsense as it is just as individual as the people looking. The vendor is paying the Estate Agent and the Estate Agent should be telling them the best way to sell their house. You want my feedback, then you can jolly well pay me for it.
If you haven't got it - please don't flaunt it. TIA.

    Houses are bought by individuals.

How will EAs generally build a picture of what, generally, viewers and buyers are expecting or looking for, other than by talking to, or gathering feedback from, a number of viewers and/or buyers?

Exactly. Individuals who will all think different things.

OP - we are not to know what happened in your life in your house; my point is that demanding feedback is a futile exercise. Luckily, you didn't have to demand as your EA came good. Lets hope it was feedback that you can use.
