how good is your estate agent at giving feedback?

  • Sold three houses over the last couple of years using three different agents. Although I'm no fan of agents, they did all ring with feedback usually the next working day.

    If you hear nothing the day after a viewing, ring them and ask them for feedback. Tell them you want feedback. Of course, they may have heard nothing from the people who viewed who may be busy visiting other properties.

    The EA can only tell you what the viewer tells them, so if they've had two particularly taciturn viewers, there may not be much to tell. But I'd expect you to be told at the very least that they were taciturn viewers, and that there's not much to tell as a result....

    Some people do not leave feedback...i did not on a few as the sellers would of had a breakdown if i had told them i thought they were dirty filthy lazy slobs who had no hope in hell of selling at the price..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Hello,

    All the feedback we got were offers and the people that didn't offer the EA didn't get the feedback. I understand that not everyone gives feedback but I reckon it was my overworked EA who couldn't be bothered. Hence we've sacked them for another!

    If your own EA can't tell you that your house stinks, to remove the [used] cat litter box before viewers come round, to perhaps not mention that you are in the middle of a disastrous horrific [unwanted by you] divorce and to hide the stinky chinchillas that you are both having huge arguments about; then why should it fall on the poor unsuspecting viewer to break this news to you via the EA?

    *all of these were real events that occurred when we were looking last time.

    So you want to know that your taste in decorating is horrendous and your chintzy fake gold doorknobs are awful? Why? Some people must like it...surely? And if so, what is knowing about it going to do for you?

    If every viewer says they're not interested "because of the smell" or "Because of the dogs", then the owner can do something about this. Put the dogs in a kennel for the duration, or fumigate the house.

    I can see that. But why is it up to the viewer to point this out - surely the Estate Agent - who wants the sale - should do this? That is my point.

    They'll soon get back to you if they like the house!

    I too used to get frustrated at lack of feedback from viewings until I realised that if someone liked the house, they'd be in touch. If you honestly & objectively think your house is presented to the best standard it can be, then lack of feedback usually means no buyer - it (almost) doesn't really matter why !

    I always rang the EA after viewings I attended, but sometimes it was tough just saying "it wasn't the one for me, sorry"

    Whilst the EA can give presentation advice based on his or her opinion and previous encounters with viewers, the thoughts that matter are those of the actual viewers, as they are the (potential) buyers..... and their thoughts and attitude may differ from the EAs.

    The EA may be local and takes something for granted that turns out to be an issue for non-locals. Or vice versa. etc etc

    I know the estate agent isn't buying it. You aren't getting it.

    The estate agent is selling it. Ergo it is in their best interests to make sure that the seller is presenting the property to their advantage. They do this by gauging the opinions of the viewers; not by demanding feedback.

    If a seller demanded feedback of me I'd tell them to go swivel. And if I was interested in their house but still seeing others I'd perhaps wind them up a little at the same time.

    And even if the viewers did give feedback, the opinions are only theirs and not the opinions of an actual buyer.

    Ask by all means, but do not demand. As per the initial OP.
