Homebuyers report recieved-poor quality though

Basically we are ftb and have just recieved our homebuyers report through a company called esurv via nationwide. In the report we have managed to find two fairly obvious errors, and upon speaking with the surveyour he admits that they are errors and hasn't been proof rear correctly, and will send out an amended copy today. This is a good response.
My main concern though is that we have spent £470 on this report which if the errors are this easy to spot, makes us wonder how in depth the rest of the report actually is. Or even how accurate it is. Our question really is are we within our rights to try and get some
money off the report, maybe down to the value of a valuation report instead, is would this be unlikely?
If we went down this route, would we be in contact with nationwide(as this is who we paid, therefore who we jaw a contract with) or with esurv?
We don't expect to get anything, but being ftb any money saved is great news! The ammended report(if accurate) is all we are really asking for!

    You found an error which is being amended following your complaint. You are happy with this action.

    You now feel you should get the homebuyer's report free? Can you explain why you think that should be the case? What other errors did you identify to the surveyor they haven't put right to your satisfaction?

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Esurv were used by our buyers back in the Spring.......the guy (doing a Homebuyers' Report) spent approximately three hours at our house, during which time he took lots of pics of the roof, chimneys etc, but when our buyers came round to discuss his findings there were several glaringly obvious errors. Fortunately our buyers were quick to see through his mistakes, but in different circumstances some of his ill-founded comments could have caused them to ask for a hefty reduction or worse, pull out :(

    I think it's unlikely that you have any grounds to get money off the fee you paid though, but good luck with your purchase!

  • Kingstreet- I never said for free, I said for the cost of a valuation report which is around £150 less. The main point being along the lines of phoebes comment in that purchasing a house isn't something that you take lightly, and you therefore pay good money to have a report done to ensure that everything is ok with the house. When things are put in the report saying that there is no central heating(when there are radiators in every room) and that a 25 year old house is either listed, or set in a conservation area(it's situated on an estate of around 1500 houses) it doesn't fill you with confidence that the remainder of the report is accurate.
    I said that I wouldn't expect any money off, and that an amended report(if accurate) would be fine, but being a moneysaving forum, asked the question of wether I would be within my rights to ask for a discount given the lack of quality in the report

    Fair enough, damsmi.

    I was asking genuine questions to try to ascertain what you were really unhappy about and why the issues couldn't all have been raised at the same time.

    I said you were expecting the homebuyer's report for free. That's exactly what you are doing. I didn't say you were asking for the whole valuation fee to be refunded.

    The surveyor spent the time at the property. If you are unhappy with the report you should have made a complaint about the whole report at the time. I'm not suggesting you're not entitled to money off, or even to get it free but having had one bite of the cherry in getting the errors corrected it now appears churlish to go back to the surveyor with (an)other issue(s).

    Believe me, I have no love whatsoever for the likes of Esurv and Countrywide who control between them most of the residential mortgage valuation work in this country.

    All you can do is make your complaint and see what you achieve. You may get a refund of some description, I don't know. Good luck and fingers crossed.

    On the contract issue, yes, you did contract with Nationwide. Have a look at the terms of engagement you should have received from Esurv to see if they tell you any further negotiation is to take place direct with Esurv or via Nationwide. We recently had another case set around a survey with NatWest as the lender, L&G as the survey panel co-ordinator and a another firm (begins with "M") all trying to shirk responsibility. More here;-

    We had 2 surveys done. One for the developer for the part exchange and one for their buyer. One toos 20 minutes and one took 3 hours with every last nook and cranny of the house firmly prodded. guess who got the better survey
    :D The glass is always half full, no exceptions !!:D
  • An update to this. After the surveyor agreed that he hadnt quite proof read it correctly he agreed to send out an amended copy to me ASAP. This was fine and I left it at this, not asking for any further discount. However, I have been away from home for two days and when I returned I saw that I has been sent another copy....only it was exactly the same as the first one, word for word, mistakes and all.
    It's safe to say that at this time I'm pretty annoyed, and defiantly think that I am well within my rights to ask for some form of discount as this is a clear sign of incompetence.
    What would your views be on the situation now?

    I'd set out all your gripes in a formal complaint letter and send it to the Chief Exec of the survey firm. You gave them an opportunity to correct their mistakes and they failed to do so.

  • Thanks for the support! Again though, would the best course of action be towards the survey company, or nationwide? I was thinking nationwide as firstly it's who I paid, and secondly, if I go through the survey company, how do nationwide know that their chosen company are not doing their job correctly?
