Why on earth does that stagger you. At no point did OP say it was ok to leave the tenant without a working boiler. OP acted on the boiler problem on the day it stopped working. OP was simply pointing out that as a decent LL he/she was acting in a decent manner and not acting after looking at what he/she could get away with legally.It's someone else's fault.0 -

Happens a lot, a tenant gets a short tenancy and hassled to allow viewings while they are paying market rent at the end of which is all the cost and hassle of moving yet again. What so many accidental landlords seem to forget is what the tenant is paying all that rent money for, which is to live in their home undisturbed. As even long term landlords (understandably) start with a six month term to see how things go sorting the long term landlord from the short term isn't easy especially if there is an agent more interested in getting paid than being accurate. This has to be the most negative section on the forum, I came on here for some help not comments about how awful a LL I have been!!!
I may have been naive but the tenant was only wanting to rent was for 6 months, she knew that when she took it and it suited her as well as us as she is moving away after making sure her children are settled. We were advised to go for a 12 month contract with a 6 month break and that's what we did - unfortunately our financial circumstances have changed dramatically (due to recent family illness and now on a DMP as from last month) and we need to sell, the only option we have available is to sell the property and were simply hoping to do this sooner rather than later.
I haven't been an awful landlord, problems have been resolved as soon as we were made aware of them, all we did was simply ask if she would mind (due to her saying she was leaving in January) us marketing the property. Yes it was wrong of us to take the word of the LA that the alternative agents were OK to go in and take photographs and we rang the tenant and apologised as soon as we knew there was a problem.
Tenant has been issued with an S21 and has had a strop and said she wants to leave early now, all she had to do was make a decision and stick to it - last week she was happy with viewings (with LA and alternative agents) taking place and said it would only be at set times during the week (absolutely fine with us), now she has changed her mind again.
So thank you all very much for your comments, some have been kinder than others and to those posters thank you :j0 -
if you want professional and calm advice, you would be much better going to property tribes forum... where landlords and property investors who post there treat everyone who comes for help with courtesy and professionalism....
this forum is notorious for landlording bashing, whether the LL has done anything wrong or not... a few core posters with bees in their bonnets constantly paint all LLs with the same brush, and cannot bear it if a good landlord is applauded....... as a longstanding professional landlord myself .... that's why i rarely post here anymore.

If the tenant has agreed to leave early, do prepare a Surrender of Tenancy ~Statement, simply saying that I, the tenant, agree to surrender the tenancy on x property from x date to x date, and that you the LL agree am early surrender on x date with all tenancy obligations fulfilled by both parties. Make sure you do the inventory and that the tenant agrees it, before you sign this Surrender document, although you may wish to just overlook minor dirt or damage in order to get the tenant gone asap....0 -

There are a few people here with an axe to grind one way or another. There a a few people who give good advice either way even though they mention their own feelings, there are a few genuine neutrals here, there are some who sugar coat their posts and some who just tell it how they see it without the sugar coating. Same as any forum, you have to separate the wheat from the chaff... Thoughnit can be tiresome sometimes.If you don't stand for something, you'll fall for anything0
