Who told you that they had a good relationship? The LA or the T?
I've been renting for nearly 15 years and I've never had a good relationship with an LA. Acceptable working relationship, yes: good, no.
I've had good relationships with several of my LLs. Most of my tenancies have started out with an LA involved, but at some point they've all annoyed either me or the LL so much that the LL sacked them and started to manage the property themselves. So, I'm rather dubious about the idea that this good relationship means that the T will only let the existing LA market the property from November - it seems remarkably convenient for the LA!0 -
So she will only have been in there six months when the tenancy ends in January. I take it you did tell her it was only a short six month let before she committed? If not then I'm not surprised you've an upset and uncooperative tenant.

The tenant was aware it was for 6 months and is happy with that as she is moving away from the area and is just wanting to make sure her children are settled before she goes. She has openly said in the last week or so that she is planning to leave in January.0 -

Considering you seem wary of these agents, you seem oddly passive in letting them do what they want in the running of your property. You are responsible for any actions they take on your behalf. Do you want to attempt to keep part of the deposit because of the garden when you know its easy to sort out?
I would like to move LA's but it's not worth it this close to the end of the tenancy and feel if we upset the LA we won't get any kind of cooperation from the tenant, it is the LA that says he has a good relationship with the tenant (but then he says he has a good relationship with everyone!).
I would never consider keeping part of the deposit back just because a few weeds weren't pulled out and the lawn wasn't mowed so will speak with the LA and advise we don't want that to happen.0 -

From where I'm sitting, you sound incredibly naive. This is the LA that (in your eyes) was responsible for other people letting themselves into your T's home uninvited, yes?
Talk to your tenant yourself and see what she thinks. If you explain your side of the "uninvited visitors", you might find she's actually pretty livid with the LA.0 -

As I said DH spoke with tenant last night, she didn't think LA was at fault at all and wouldn't really listen - your right we are naive, never intended to rent the inherited property really just didn't want it sat empty somewhere that was a distance away and put too much trust in the LA.0 -

So Letting Agent did not clear it with tenant, but just handed over a key [or let you hand one over], getting tenant nicely hot and cross with you and your Selling Agent.moments_of_sanity wrote: »... They only want the current LA to be able to sell it but we are really unhappy with them, we have had to fight to get the S21 issued (LA said wasn't necessary) and last week we asked them if another agent could go in and take pictures for sales info - LA advised us they could and all was well with Tenant - tenant has gone ballistic (quite rightly) as LA didn't clear it with her, however she blaims the alternative agent that went in to photograph property.

When we spoke to the 'other' guy in the LA office, he confirmed we had asked about photographs being taken and that the message had been passed onto the Manager who agreed it and yes it now makes us look like we didn't bother to get permission. Hindsight is a wonderful thing but we have decided that the S21 is the way forward, we are then going to keep the house empty no matter how long it takes to sell.0
