I seriously recommend that you go and do some proper research on living in the Phillipines.

No, but you would need to tell your mortgage provider that you had a lodger, and declare the income to HMRC and advise the local council if you were paying the reduced amount for a single tenant.
Or you could say nothing and hope nobody finds out.
But, personally, I'd never want to get on the wrong side of HMRC or the council.

Some advice:
If you really want to go to the Phillipnes, go now, before you buy a house, before you have the potential to lose anything, before you are tempted to become a cowboy landlord through pure ignorance, before you are sued by tenants.
Use some of your deposit money to fund your trip, keep the rest safely in the UK for an emergency repatriation/medical fund and go have a good time.
When you get back and actually understand the pitfalls of home ownership, buy your house and live happily ever after.Accept your past without regret, handle your present with confidence and face your future without fear0 -
