Trying to sell house......really getting worn down now...

  • Yes you are right -the whole feedback thing is kind of strange as well, and again, have to counsel myself to not take anything particularly seriously, unless it comes up repeatedly!

    So far in the feedback, we have had:-

    Too dark in kitchen (1 viewer)

    House is too big (1)

    House is too small (1)

    Hedge would need cutting (1)

    Will make an offer (and bought somewhere else) (1)

    Not for them (3)

    Overpriced (1)

    No show (1)

    1 half of a couple loved it, the other didn't (1).

    1 offer, to be resubmitted when they have house on market.

    Out of (I think) 12 viewings, 3 were in position to move straight away, 9 weren't on market yet.

    Put your postcode in here and it will tell you the average time on market for your area before selling plus lots of other good info

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I would be careful not to alienate potential buyers.

    When we were looking to move we started looking at properties to get a feel for the market before ours was even valued and we were doing odd jobs. Ours then went on the market and sold after one week. We went back to one of the houses we had seen and put in an offer.

    I had occassions where I asked for viewings whilst we were getting valuations carried out, signing EA contracts etc. and the vendor said they didn't want us to view because we weren't proceedable - I didn't go back to those houses once we'd sold. Figured they either weren't that bothered about selling or were going to continue being awkward during sale and perhaps I'm a little bit stubborn too!

    I don't think the situation you describe is unusual. The house we eventually bought we viewed first day on the market, we waited 8 weeks before a second viewing. Nobody else who viewed was proceedable.

    No other house we viewed (viewing since January) has sold.

    East Midlands too btw.

    It can depend on your estate agent too.

    A friend of mine had 20 viewings in 4 months, and an almost identical property in the same street had none!

    Still, it's not the amount of viewings that necessarily counts, it's the 1 viewing that turns into an offer.

    It is a really tight timescale if you only want people who have sold their houses to view yours. Mine is on the market just now and I am looking but I bought the house I am in as a panic buy due to putting my previous one on the market, it sold in 10 days and I had 6 weeks to be moved in elsewhere.

    I am now wanting to buy the perfect house for me and the search for that is taking time. If I waited until mine sold I wouldn't have the freedom to search (unless I move into temp accomodation in the meantime).

    As someone who is actively looking to purchase, since our house has sold - I think I have seen every house that is on the market via rightmove in the areas we are looking in. Therefore I only look at the properties that have been added in the last 24 hours / 3 days / 7 days etc - however long its been since I've logged on. The properties that show up there aren't necessarily new to market. They've changed agent, reduced price, been relisted with new pictures or description etc. Anything you or your agent can do to make your house 'pop' up again would be good for those who are serious about purchasing, like me!

    I'm a bit wary of open days. They usually come with a discounted price for a specific period. But I don't want to be rushed into offering or pushed into a bidding war.

    You describe your house as not special - do you have the rightmove link and then we can maybe point out why it is special?

    I agree with googler!

    11 months here.:o Three prospective buyers, none of whom has sold their own house. Frustration all round.

  • Ok..some really useful points thanks. Yes I suppose 14 weeks isn't that long really but it seems a long time.

    Should be glad that we have had a steady stream of viewers.
