Trying to sell house......really getting worn down now...

We Have had our house on the market for 14 weeks now in a small midlands town. We have had a steady stream of viewers apart from during August. What is getting me down is the amount of people who look and are just not in the position to buy. Is everyone else experiencing this?
Our house is not special it is nice and clean family home.It really is priced appropriately in comparison to rightmove.
Are open house days worth it? Will they generate more interest. We are thinking about changing our estate agent but isn't it now a quiet period?
We don't HAVE to move but would like to. Is it better to take it off the market and put it on again in the early spring?
Any thoughts would help me/us make up our minds.

if its priced right it will sell tbh. I hope to buy in the East Midlands in around 5 years time but keep looking on rightmove and on the property bee app on mozilla and its surprising how many houses are all being reduced now to be honest. One got reduced by 12,000 not too long back. I can't see the market picking up for the next 5 years at least tbh:T:T :beer: :beer::beer::beer: to the lil one

I was sceptical about an open day when I was selling last year, it only generated 2 viewings but one of those was the one. Sale agreed a few days later. You never know, anything is worth a try!0

I would tell the estate agent to only send round people in a position to buy, I am sure they just send as many as they can round to justify their job . I used to hate it especially when you have viewers who were not even on the market! Just being nosey I guess!

Make sure you're pricing at the price houses are selling for, not at the often unrealistic asking prices on rightmove.0

Thanks...I am pretty sure it is on for the right price it is definately towards the bottom end of the prices. I think there are some that are way too high.
Just can't believe the number of people we have had who come not in position to buy. I think it is right sometimes that the estate agents are pushing the property to anyone regardless of if they are interested.
I really don't know whether to keep trying now. is it too late in the year??0 -

We are having a similar experience - the more it goes on the more I realise the whole process has loads of stressful factors, and to a degree I have to switch off the part of my brain which tries to guess things!
A lot of viewers of ours havent got their properties on the market, and I would say 75% of those have said that they have such a desirable property it will sell very quickly, so that explains the way they are thinking, however I do suspect they may not all be able to do that!
We were looking at a property that had been on for several months which suddenly sold at full asking to a cash buyer, just as they were about to take it off the market -thing do seem very strange and unpredictable at the moment.
For what it's worth, general thinking seems to be that the market should pick up for a few weeks now, after the summer holidays.

When I was viewing properties, I would use the excuse "not got a mortgage in place" if I was pushed by the seller and I didnt like the house. One of the houses I viewed THREE YEARS ago is still up for sale and still at the same price ... but with a different estate agent.0

We are in a similar situation, in a totally different area (kent). Went on at the end of June. Had 7 viewings, 2 not even on market other 5 hadn't sold. But we have had an offer subject to them selling so fingers crossed but I am not holding my breath. I think the market is very slow but you never know, the next one might be the one (but I am totally fed up with the whole thing too).0

I think it is right you have to be emotionally unattached and not read too much into things that are out of control . I am probably just going through a phase of being fed up of being "out of control" I only tend to get stressed when I have just had a viewing and waiting for feed back.
I hope the housing market does pick up a bit for the next couple of weeks, here's hoping....
Its certainly keeping up the cleaning products sales in my area....0
