Didn't your bullish chums tell you that what you're supposed to do is select two convenient points, ignore everything in the middle and declare that prices have stagnated.

Bear in mind HA fair rent increases are based on inflation in September. In Sept 2009 this was negative so in effect the rise in April 2010 was a reduction.Truth always poses doubts & questions. House next to me is rented out while owners are overseas.
Was advertised this time last year and rented in a week. Advertised again last week with the rent £150 higher than last year, and it's rented already. Old tenant moving out today, new tenant due to move in on Monday. No void at all.
The rent is now £650 a month more than I'm paying for a full repayment mortgage, BTW.

Excellent news for renters.
According to LSL property services rents have risen by only a few quid in the last few years.
Appying the Bullish principle of selecting two arbitrary points and ignoring everything thats happened inbetween, we can safely conclude the rents have not only stagnated, but seen significant real term falls.
